Our villa is placed on the Resort Coral Estate,

The Resort borders a picturesque and peaceful Salt Lake on one side, home to dozens of deep pink flamingos, and the azure blue Caribbean Ocean on the other. It is also a few miles away from the most breathtaking sandy beaches in the Caribbean with its crystal clear blue waters.

Coral Estate is located on the southwest coast of the island in a fascinating nature reserve, only 20 minutes away from the international airport, supermarket, golf resort and 30 minutes from the capital Willemstad. In addition to an impressive coastline of 3 km and lots of beautiful greenery, the Resort offers you space, tranquility and personal security.

Good day and welcome to this page! We came here on Curacao over 11 years ago and never left. We manage several homes in the park and other places on the island, but this home belongs to our family. It is a great house to spend the holiday and because of the view and the location it will also be difficult to say goodbye after each stay :) For questions / information we are available every day. We hope to welcome you in the future!

The house is only intended for holiday accommodation, to be used by the amount of persons written in invoice.
 
This agreement is legal between the dates of arrival and departure as written in Invoice.  Deposit is a fixed amount of €200,- which is to be paid in cash by arrival.
*We will refund the deposit upon your departure after deducting energy- and other possible extra costs. The total payment must be paid 30 days before arrival date, at the latest. Bank cost for transfer is for the tenant.  
The total rent amount include use of 1cub water per person per week water and 15kwh electricity per room per night. On arrival day we will take the meter reading at both begin water & electricity. The renter’s name listed on the rental contract will also sign the in check form and here by agree with the extra charge of water and electricity and initial begin and end positions of the meters.Prices are $ 0,25 per kWh for extra electricity and $12,- per cub. for extra water.The total price for use of water and electricity will be charged from the deposit. In view of other applications we kindly request you to read this agreement thoroughly and return to us on the email address: (*CONTENT HIDDEN*) if you agree with our terms one week upon receipt. If you don’t return the agreement, we are entitled to rent the villa to other persons. Below conditions shall apply to this agreement.   By paying the down-payment for this agreement you accept the General Conditions. 
GENERAL RENTAL CONDITIONS 
Tenant will transfer the down payment , 50% of the rent, inclusive of deposit, within 7 days upon receiving this agreement. For amounts, see page 1.
  1. The tenancy agreement will be dissolved if tenant hasn’t transferred the down payment within 7 days upon receiving the tenancy agreement.
  2. Tenant must have paid the total payment , at least one month before arrival date, inclusive the deposit, or if agreed with landlord the rest amount of the total payment inclusive deposit must be paid on arrival day (you must pay cash)  50% of the rent, inclusive of deposit must have been paid before arrival.
  3. In case of booking is made by (*CONTENT HIDDEN*), (*CONTENT HIDDEN*) of any other travel agent. Payment will be processed according to their procedure.
  4. Payment of the use of water and electricity will be charged from the prepaid deposit, (total price depends on amount used of water and electricity as quoted on the arrival day to departure day)
             Rights and duties landlord 
  1. The landlord shall deliver the rented object to the tenant at the agreed time, clean and in a good condition.
  2. The rented object is completely furnished and upholstered. Bed linen, towels and beach towels available.
  3. Landlord has taken out a solid fire insurance with regard to the rented object with inventory.
             Rights and duties tenant 
  1. Tenant declares to be familiar with location, design and good condition of the rented object.
  2. Tenant is not allowed to rent the rented object to third parties, or to exceed the max. number of persons which are allowed to stay in the rented object, without prior written permission of the landlord.
  3. Tenant commits himself/herself to use and maintain the accommodation as a good tenant. He/she is responsible for damage to the rented object, inclusive of damage or loss of (a part of) the inventory, caused during the rental period, unless the tenant can prove that the damage can’t be ascribed to him/her, his/her family members or guests. The amount paid out by the insurance is deducted from the damage.
  4. The rented object must be left in a good and tidy condition, after the rental period.
  5. Smoking is not allowed in the villa.
  6. Pets are not allowed in the villa.
  7. Tenant will use the rented object as holiday accommodation only and will not practice a profession.
  8. It is not allowed to use other apparatus for washing or cooking purposes than the equipment which landlord has put at your disposal.
  9. Used bed/bath/kitchen linen and beach towels must be washed before departure (with the exception of sheets and linen used during your last day/night)
  10. Tenant is not allowed to cause inconvenience (noise pollution) to other inhabitants in the surrounding area.
   General conditions 
  1. Possible complaints with regard to the rented object must be reported to the manager and/or landlord at the start of the rental period in order to enable the manager/landlord to solve things. The tenant is obligated to take all necessary, required steps to reduce the damage as much as possible, there are no refund on complaints that can be solved during the tenants stay.
  2. The landlord is not liable for theft, damage, injury and/or accidents with regard to goods or persons, caused during or as a result of the stay in the rented accommodation, if it is due to his/her intention or negligence.
  3. If tenant leaves the accommodation he/she must close windows, doors gates carefully.
  4. The landlord is not liable for lack of service from 3th party corporation as, Internet provider, power/water/gas supplier.
             Settling costs with manager 
  1. Possible intermediate cleaning costs, grocery package, Airport transfer or provide services and possible other costs to the manager.
  2. If agreed with landlord the rest amount of the total payment inclusive deposit must be paid on arrival day (you must pay cash) 10% of the rent, inclusive of deposit must have been paid before arrival.

  1. In case of cancellation by tenant, until 30 days before arrival date the cancellation costs are 50% of the total rent, exclusive of deposit.
  2. In case of cancellation until 7 days before arrival date the cancellation costs are 100% of the total rent.
  3. Landlord is always in right to cancel the reservation at any given time before or after arrival of Tenant
  4. If landlord makes cancellation after tenant has made a payment, landlord have to return immediately all the payments back to tenant what tenant has paid to landlord.
