DESCRIPTION
Recently renovated bungalow with sea view, located in 'Valle del Portet' close to the core of the village of Moraira. Electric charging point for your car 1 km away from the house.

The property is all on one level and an ideal holiday retreat just a few kilometres from the El Portet beach in Moraira. All windows are equipped with mosquito nets. Because all bedrooms and bathrooms are equipped with radiators and the living room with a fireplace and hot air heating is also very suitable for a stay in the winter. There is plenty of parking space and the nearest large supermarket is already 700 meters away. Beaches in Moraira and Javea are easily accessible.

The house..........................................
The house has a spacious living room with a modern, recently renovated open kitchen that is equipped with all conveniences such as a dishwasher, fridge/freezer, oven/microwave and also a washing machine.
There are also 2 bedrooms and 2 bathrooms for 4 people including possibly a baby. From the adjacent naya you look out to sea. The whole house is air-conditioned. There is Dutch-language satellite television with all common Dutch channels and also an internet connection via WiFi. Via chromecast you can display images from  your own Netflix subscription or TV app on the TV screen. There is also a laptop safe in the house.

Location..............................................
Casa Vista Ifach is situated in the terraced landscape of the picturesque valley of El Portet, flanked by hills on both sides with wonderful views of the Mediterranean Sea. The sun position is very favorable with sun all day on the terrace of the bungalow. The palm tree provides a pleasant shade on part of the terrace.

Swimming pool.........................................
A communal swimming pool for pleasant cooling can be found in front of the bungalow. It is located a short distance away on a somewhat lower level. The second communal swimming pool is located about 50 meters away at the rear of the bungalow. Both swimming pools are accessible to tenants.

About Moraira.....................................
Once a small sleepy fishing village that has now grown into a charming picturesque village with a marina and a large choice of shops,  restaurants and bars with cozy terraces. The cozy square near the church still exudes the original character. 
Strict building regulations were introduced here early on, so that the character of the village has been well preserved and, although it is clearly busier in the high season, there has been no mass tourism.

The beaches......................................
If you go to the sea from the bungalow you will first reach the beach of El Portet and if you follow the beautiful coastal road to the larger Ampolla sandy beach which is closer to the centre of Moraira. The local beaches of Moraira meet the strict quality requirements of the prestigious 'Bandera Azul' for hygiene and safety on the beaches.

Walk.........................................
The beautiful walks on the coast are recommended. At El Portet you can walk to the Torre de Vigia on the Cap d'Or, a green headland that reaches into the sea. There are also beautiful walks along the rocky coast from Moraira to Benitachell and Javea or to Benissa and Calpe. In addition, you are close to the Costa Blanca Mountains. In the house you will find possible hiking routes in the mountains. But of course you can also just visit the authentic villages in the hinterland by car.

Explanation of the prices & cancellation policy

RESERVATION/BOOKING
If you have submitted a booking request, or have accepted a written rental offer from us, the booking is final. The price does not include any tourist tax. The booking request is binding and by doing so you agree to the terms and conditions and the cancellation policy that are also displayed on our MICAZU page.

PAYMENT
30% of the total amount due to be paid immediately after booking. If this amount is not received within the specified period , we can cancel the booking. The remaining 70% of the amount due must be paid into our bank account no later than 6 weeks prior to arrival.

LATE ARRIVAL/EARLY DEPARTURE
We charge a fee for late arrivals: after 21:00 and for early departures before 07:30 we charge € 50.

BAIL
The deposit will be refunded within 5 working days after departure from the villa if no damage has occurred.
Additional consumption of electricity (above 100 Kwh per week) and in winter also the gas consumption that is at the expense of the tenant is deducted from the deposit.

ANNUL
Cancellation is possible. Immediately after booking, the following amounts are due: 
  • in case of cancellation up to 90 days before the date of arrival: 30% of the total price;
  • in case of cancellation from the 89th day to the 60th day before the date of arrival: 50% of the total price;
  • in case of cancellation from the 59th day to the 30th day before the date of arrival: 70% of the total price;
  • In case of cancellation from the 29th day before the date of arrival: 100% of the total price. 
EARLY DEPARTURES
Once the tenant has arrived at the holiday home and the tenant decides to end the rental period before the date of departure, the tenant cannot claim a refund of the money paid.

TERMINATION OF AGREEMENT IN THE EVENT OF NUISANCE OR FORCE MAJEURE
The landlord may terminate the lease with immediate effect, without the landlord being forced to pay any other compensation or restitution, if:
a. after having been given notice of default, the tenant remains in default with regard to the fulfilment of any serious obligation arising from the lease agreement and/or these terms and conditions
b. the tenant, after being summoned to do so, does not behave as a good tenant, for example if, despite warning from the landlord or the manager, he causes serious nuisance to his living environment

LANDLORD'S LIABILITY
The Lessor is not liable for damage suffered by the Tenant or third parties as a result of the stay in the holiday home, including as a result of malfunctions such as failure of the internet, electricity, water supplies or technical installations, and the Tenant indemnifies the Lessor for this. This is with the exception of the case that damage is due to gross negligence or negligence on the part of the landlord, but in that case liability for consequential damage is excluded. Costs related to the liability claim are borne by the tenant

CANCEL IN WRITING

Cancellation by the tenant can only be done in writing in accordance with the cancellation policy.

CANCELLATION BY THE TENANT

Cancellations must be reported to the landlord in writing or by e-mail. If the rental contract is cancelled by the tenant, the following amounts are due for each rental agreement in addition to the reservation fee due in the event of cancellation:
- up to 90 days before the date of arrival: 30% of the total price;
- from the 89th day to the 60th day before the date of arrival: 50% of the total price;
- from the 59th day to the 30th day before the date of arrival: 70% of the total price;
- from the 29th day before the date of arrival: 100% of the total price.

The total price is understood to mean the rental price and the variable costs already incurred at the time of cancellation.

Cancellation of a booking by the (main) tenant also counts as cancellation at the expense of the co-tenants.

Once the tenant has arrived at the holiday home and the tenant decides to end the rental period before the date of departure, the tenant cannot claim a refund of the money paid.

CANCELLATION BY THE LANDLORD

In the event of force majeure, both permanent and temporary, the landlord is entitled to dissolve the rental contract in whole or in part, or to temporarily suspend it without the tenant being able to assert a claim for performance and/or compensation.
Force majeure includes, but is not limited to: danger of war, war, rebellion, acts of terrorism, molestation, strikes, boycotts, disruptions in traffic or transport, government measures, scarcity of raw materials, natural disasters and furthermore all circumstances, extraordinary weather conditions, death of the landlord, divorce of the landlord, bankruptcy of the landlord, unannounced sale and/or occupation of the holiday home by the owner etc. under which full or partial compliance with the agreement cannot reasonably and fairly be required of the lessor.

If the force majeure occurs while the tenant has only been able to use the holiday home partially, the rental agreement must be considered dissolved for the remaining time.

In such a case, the landlord is only obliged to repay the amounts already paid by the tenant to the landlord for the time that has not yet been used.

INCONVENIENCE CAUSED
During your stay you must adhere to our house rules. These are also present in the documentation folder of the house. This means, among other things, that you can not cause a nuisance to the neighborhood. Parties and parties during your stay where loud music is played or reproduced with electronic equipment, or where attendees shout or shout loudly under the influence of alcohol are forbidden.

If you do not take this into account, even after you have been warned of the nuisance caused, we can deny you further access to the house.
INFORMATION SHEET
In the house you will find a short instruction of the important items on a laminated card. You will also find the code of the WIFI network and the most important information about the equipment present.

There is also a binder with tourist information and with more detailed information about the house. In the front you will find the most important telephone numbers of doctors and other emergency services. There is also an overview of restaurants in the neighborhood. You can also find floor plans and brochures of walks that you can use.

On your arrival, the manager will also explain to you on which you have to pay attention as a resident of the house and how certain things work.
SUN, BEACH, GOLF, WALKING, ENTERTAINMENT
The relaxation near and around the house and the pools of the complex leads to a pleasant stay. But the house is also a good base for walks, beach and water sports. The hinterland has many nice charming whitewashed villages to explore. If you want to find a boulevard with bars, restaurants and the sea, take the car and you are in one of the cozy villages such as Moraira or Javea. From the house you have a view of the sea and a part of the Peñon de Ifach (Calpe). A huge rock formation with 50,000 m2 and 232 meters height and 1,000 meters length from the sea up. It is the symbol of the Costa Blanca. You can walk here, just like the mountain Montgo, a national park near Jávea (Xabía). Ask for walking routes at tourist information points. For walking, a visit to Guadalest in the hinterland is a fantastic experience. The road to it is also very spectacular. It is understandable that this picturesque town is visited annually by more than 2 million tourists.

Take your children to Mundomar or Terra Mitica, both in (Benidorm). Mundomar, the largest water park in Europe with the big dolphin show! It also offers other attractions such as the playground for children, the penguin park and the exotic park with parrots. For those who like to play golf the beautiful golf course of Javea is only 10 minutes drive from the villa. A visit to the historic city of Valencia (about 1 hour drive) is also recommended.

Who wants to go to the Costa Blanca wants to visit the beach. There are several beaches within easy reach such as the Ampolla beach and El Portet at the fishing village of Moraira, just 2 kilometers away, and also the beautiful Moraig beach at Benitachell, named after the rock that rises high above the beach. The crystal clear blue water with the rock and the caves make this beach a unique place (pebble beach so beach shoes necessary). On the beach there is a bar in the summer "Chiringuito cala Moraig" so you have all the chilled drinks and a light meal within reach. About 15 minutes drive from Jávea is the Arenal beach. A wide sandy beach with palm trees, shops and restaurants.
