No disguise, but real information, so that you know exactly what you are getting. A booking without prior contact with me will be refused. Rentals are only available for 7 days or more.

Our holiday home is located in a quiet urbanization (not on the beach) and has a unique outdoor area of 192 m2 (140 m2 on the ground floor, 25 m2 of terrace on the 1st floor and 27 m2 of sun terrace on the 2nd floor), which means that you can enjoy it from morning to night. always find a place somewhere that is bathed in the sun in the evening. This also allows 8 people to split up perfectly into 4 duos without having to see each other, which provides extra peace of mind. On the ground floor you will find a dining and sitting room + kitchen + separate toilet + indoor storage with extra refrigerator + master bedroom + open closet + bathroom (with shower). On the 1st floor there are 3 bedrooms (with spacious closets and wide beds with sufficient exit space!) and 1 bathroom with toilet and bath/shower. However, NO COTS ARE PROVIDED! However, these can of course be brought by the tenants. All rooms have their own air conditioning control! This house is situated in such a way that there is a lot of privacy . Only the slightly higher neighbor on the right can look in, provided he is there: otherwise you have almost complete privacy. You have no privacy on the completely open roof terrace.

At the pool there is a cozy (slightly higher) spacious lounge with beautiful LED lighting. The salt pool (8x4 m) is particularly beneficial for the eyes and skin, and even beneficial for people with a dermatological condition.

This villa may be less suitable for families with young (less than 8 years old) children, because the beds are relatively 'high' and there are also stairs. You also sit a little higher in the lounge. This house is aimed at respectful families or friends (possibly with a maximum of 4 children, ideally from 8 years old) who opt for a rather quiet environment .
Partiers and noisemakers are therefore not allowed , because it disturbs the neighborhood. My neighbors want to enjoy their holidays without causing inconvenience to others. That is why the main tenant must be at least 25 years old.

Your own (rental) car is a must , so that you can make purchases in one of the 7 supermarkets that are less than 4 minutes away from the villa, or for a nice trip to Elche or Alicante. A car can be rented from one of the many car rental companies at Alicante Airport, which is just 20 km (or 25 minutes drive) from our home.

The beach on the Mediterranean Sea is 5 km from the house.
However, restaurants and promenade are not within walking distance. It is important to keep this in mind if you choose my home.
If you want to be able to walk straight from your home to a bar or restaurant, it is better to choose something else. I don't want you to be unhappy afterwards because you didn't know this important element in advance.

Since we often live there, we want to get our home back in exactly the same condition: mutual respect makes everyone happy people. Take care of the beautiful house so that there is no damage and it remains tidy when you leave. What is there remains there and cannot of course be taken away. Whatever disappears will be charged. The layout of the garden must be respected and electrical devices (such as remote controls or locks) must never be modified. I think you want that at home too.

In the house there are burglary and smoke sensors + 2 cameras . These only function if the alarm system is switched on. This should therefore never be touched, because they are adjusted very precisely for your and our safety.
Outside there are also 3 cameras that only function when no one is present.
Here too, they may not be touched or shielded. In your own interest.

Throughout the house and outside plot
SMOKING IS PROHIBITED! There is artificial grass everywhere in the garden, which is therefore susceptible to fire; To avoid scorch and fire damage, any smokers must therefore smoke in the street.
That is also the reason why we have not provided a BBQ set.

Finally: the prices are not negotiable .

The house is officially registered with and licensed by the Comunidad Valenciana. The result of this is that an information sheet must be completed for every staying guest (including minors) on the basis of an identity card or travel passport , and that I must subsequently enter this into the Guardia Civil's online system. Anyone who allows more guests to stay than indicated will immediately lose the entire deposit and, if necessary, must leave the property immediately.

In Antwerp I have rented a nice holiday apartment on the trendy Eilandje for the past 8 years, where I was 'superhost' with a maximum score of 5/5 (after more than 100 customers). Until recently I was a teacher of Spanish and French at a university of applied sciences, and I also speak English and my native language, Dutch. I like to travel and therefore frequently, and alternately stay in my homes in Antwerp and Spain.

Explanation of prices

1. A 50% deposit must be paid upon reservation .
2. The balance ( 50% of course) must be paid no later than 2 months before arrival .
3. These are the cancellation conditions :
  • cancellation more than 3 months before the start of the rental period: free of charge
  • cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental price
  • cancellation between the 59th and 30th day before the start of the rental period: 50% of the rental price
  • cancellation less than 30 days before the start of the rental period: 100% of the rental price
If the tenant only announces on the commencement date or during the rental period that he will not use the rented property (anymore), he will still owe the full rental price.

6. All names and dates of birth of the persons staying in the house must be emailed 1 week before arrival: since this is a licensed house, this is a legal obligation for the owner.
