-The villa offers privacy and is bordered on one side by a nature reserve
-Carport and ample parking on closed private property, a (rental) car is highly recommended in this region

-Alicante and Valencia airports are more than 1 hour's drive away
-2 golf courses within a few km. distance
-Supermarket and restaurants in the vicinity
-Our villa is located flat, at the bottom of the Montgó mountains
-The old center dates from the Middle Ages and is approximately 5 km away
-The popular El Arenal sandy beach and boulevard are approximately 9 km away. distance
-Mis. bays and beaches at variable distances
-The area offers opportunities for active activities
-The location of our villa is an ideal base for the Costa Blanca north region
-Ferries from Denia to Ibiza, among others
-Javea is centrally located between Alicante and Valencia, these cities are also worth a visit
-The micro maritime climate on this part of the Costa Blanca is known for its long summers, often with lovely breezes, mild and often sunny winters, declared by WHO as the healthiest climate in Europe

-The villa is on one level, but there are no facilities for the disabled with regard to stairs/steps to the entrances or the swimming pool
-Pets not allowed
- Non-smoking accommodation: smoking/vaping prohibited indoors & outdoors
-Nudism/nudity not allowed
-Parties/events not allowed
-Lead booker must be present and must be at least 25 years old
-Young children welcome after consultation with the landlord
-It is NOT permitted to allow persons other than those who are the tenants to stay overnight or use the facilities
-The peace and privacy in the neighborhood must be respected
-The rental excludes the cost of electricity (€ 0.35 kWh), which will be deducted from the deposit
-Rules and requirements must be carefully followed and adhered to.
-We value our belongings and expect our guests to handle our property with care.
-The villa can be occupied from 4:00 PM on the day of arrival and must be available again at 10:00 AM on the day of departure

Payment & deposit
-The deposit upon reservation is 50% of the reservation sum + deposit + final cleaning
-The remainder must be paid no later than 6 weeks before the start of your stay
-For a booking less than 6 weeks before your stay, the total reservation amount must be paid immediately
-The deposit is € 1,000.00
-The tenant must leave the villa in a tidy condition
-If no damage has been observed by the manager, the amount will be returned within 14 days after the check-out date, after settlement with the costs of electricity
