This authentic Italian Casa is located near Piegaro on the border of Umbria and Tuscany. It has a private swimming pool (open from June to September) with three terraces, a side terrace with outdoor BBQ, and views over a beautiful valley with Lago di Trasimeno in the depths. There is also a sun-protected spacious patio with marble dining table and herb garden. The house has three bedrooms, two bathrooms, a living room with open kitchen and a fireplace.

The house has characteristic thick walls and is therefore cool in the summer and warm in the winter. The bedrooms upstairs have air conditioning. It is completely free with a fenced garden all around. Lots of nature, walking routes, cycling routes, a riding school and three golf courses nearby.

There is plenty of parking space for 2 cars, there is free wifi and you can bring your dog(s) for free. The house is located fairly secluded halfway up a mountain, really in the countryside. You will see wild boars, deer, badgers, martens and other animals. The people live very rural. They hunt the guincuale from October to December to make sure there are not too many, so there are also dogs nearby.

We have been in love with Umbria for 30 years and since 2019 also with our house in Pratalenza; the nature, the people, the culture, the towns and of course the food and wine! Together with our four children and two dogs, we enjoy our house whenever we can. We like to let people enjoy this beautiful place. Also a wonderful place to stay for golfers, wine & food lovers and walkers & cyclists.

Explanation of the prices & cancellation policy

If the tenant wishes to cancel the booking for any reason, the tenant must always confirm this by e-mail to the landlord (even if this has already been communicated to the landlord by telephone, for example). The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:

cancellation more than 3 months before the start of the rental period: free of charge
Cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental price
Cancellation between the 59th and the 30th day before the start of the rental period: 50% of the rental price
cancellation less than 30 days before the start of the rental period: 100% of the rental price

If the tenant only announces on the start date or during the rental period that he will not make any use of the leased property, he will continue to owe the full rent.
