Our summer house with swimming pool, which we offer for rent, is located in a protected nature reserve in the wooded hills of Lake Trasimeno: Carse Sparsa in Caligiana!

On the border of Umbria and Tuscany it provides an excellent base from which to explore these fantastic Italian regions. In nearby Magione there are ample opportunities for shopping or eating out in one of the many typical Italian restaurants.

Magione is located on a local highway (SR75bis) that takes you to Perugia (and the airport) in about 20 minutes. Also other famous places such as Passignano sul Trasimeno, the estate of the wine (and car and agricultural machinery) brand Lamborghini, where you can also find a beautiful restaurant with a phenomenal view and of course the house wines. . Castiglione de Lago, Cortona, where the Avignonesi wine house is located nearby, with a very special form of viticulture with unprecedented quality. Both a guided tour and a combination with lunch and wine tasting are possible here and are highly recommended. Arezzo, Citta di Castello, Assisi, Siena and Montepulciano are easily accessible, as are the more distant cities such as Florence and Rome. Caligiana is located in central Italy and this region is also called the green heart of Italy. It has a mild Mediterranean climate, so summers are dry and sunny and winters can be cool and wet.

The immediate surroundings of Caligiana are ideal for exploring on foot or by bike. Various routes have been marked and the gravel road to our holiday apartment is part of the network of officially marked walking routes around Lake Trasimeno. Due to its central location, you can make nice day trips to famous places in Umbria and Tuscany, such as Perugia, Orvieto, the special Bagnoreggio, also known as the dying city. The drive to this city through the varied landscape of Umbria is in itself highly recommended.

We rent our apartment in a country house with five apartments, garden and swimming pool. Our apartment is located on the ground floor, with direct access to the communal garden and swimming pool.

Explanation of prices

The rental rates are as follows:

May, June & September: €525 per week
(with the exception of the May and autumn holidays, when the rate is € 725 per week)
July & August: €725 per week.
Other months*: €450 per week
Final cleaning €60
Energy surcharge from 2 persons € 25 per week for 3rd and 4th person.

Cancel:
If the tenant cannot, does not want to or will not accept on the agreed date, the landlord must be notified immediately. A telephone notification must be confirmed in writing or by email.
In case of cancellation after agreement and reservation, up to 6 weeks before the start of the rental period, 20% of the rent in the period up to 6 weeks before the start date of the rental period, in case of cancellation up to 4 weeks 75% and from 2 weeks 90%. If the tenant cancels on the start date, the full rental price remains due.
