Umbrian villa with private pool


The villa is located on top of a hill with a beautiful panorama at 2 km from the village of Amelia. It is suitable for 2 or 3 families who want to holiday together or for small groups of up to 15 people. The location of villa Palomba offers guests a lot of privacy as there are no other houses directly around the villa. It has an enclosed garden with swimming pool for the private use of the tenant. On the ground floor of the villa is a small house (sleeps 2+3, bathroom suitable for wheelchair users) with kitchen. On the first floor is a large house (8+4 sleeping places) with a large living/dining room/kitchen, 4 bedrooms, each with its own bathroom. The guests always rent the entire property so that no other persons are present during the stay. It is possible to eat together in the large living/dining room on the 1st floor, if you want to eat outside, this is possible under the large covered terrace opposite the swimming pool with panoramic views. A barbecue and wood oven are also available for cooking outside. An internet Wi-fi connection is available free of charge. Restaurant 500 meters away, supermarket 1 km, town of Amelia 2 km (all necessary shops are available). It is possible to buy olive oil and wine directly on site. The villa also has a function room in case you need to organize an event, meeting or seminar. The room is only rented together with the villa.

Small house: (Ground floor) bedroom with double bed and single sofa bed, bathroom (suitable for wheelchair users), living room with kitchenette (the living room can be used as a 6th bedroom, it is possible to place 2 single beds here).

I was born in the Netherlands (Leidschendam) of Dutch father and Italian mother. Lived in the Netherlands until 1985 when we moved to Italy (Umbria region). After my master's degree, I worked full-time at our company Casamerina for the rental of holiday homes in Umbria/Tuscany/Lazio. In addition, I take care of the financial management of Dutch foundations, including the Hofje van Nieuwkoop in The Hague, the largest courtyard in the Netherlands with 62 homes.

Explanation of the prices & cancellation policy

The property is only rented to you at all times. House, garden, swimming pool are not used by other people.

The swimming pool is open from mid-May to mid-October. Early May and mid-October in consultation.

The booking price includes:
Consumption of water, gas (except in the case of heating costs)
Weekly change of bed linen/bath towels

Cancellation Policy:
If the tenant cancels the agreement in the period up to 7 weeks before the start date of the rental period, he will continue to owe 30% of the rent; in case of cancellation after 7 weeks 100%. You can also take out cancellation insurance through MICAZU during the booking.

Location & area recommendations

Additional information

In the town of Amelia there are several supermarkets (COOP, Super Conti, Eurospin… also open on Sundays), butchers, bakers, fruit & vegetables and bars. Almost all types of shops are available in the village, open market on Tuesday morning outside the old town and Saturday morning in the old town next to the S.Francesco Church. The nearest restaurant is 3 km away (Il Merendero, great place to eat meat, truffle and other typical dishes). Other recommended restaurants: La Gabelletta (outside Amelia on the road towards Foce), Il ristoro del Falco (restaurant/pizzeria), Montenero (restaurant/pizzeria). For a happy hour/cocktail we recommend No way in the old town, Il Chicco d'oro on the square with a view of the city wall and Sister Act. Other activities in the area and around Amelia: clay tennis courts, horseback riding, mountain bike trails. If you want to visit Rome, Orte train station is a 20 minute drive away, there is a train to Rome every 30-40 minutes and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ring road is 45 minutes, we recommend parking the car in the Villa Borghese car park.
In Umbria, also known as the green heart of Italy, tourism is on the rise because of the unprecedented harmony between nature, antiquities, historic centers and culture. Rural tranquility, good facilities, an inimitable kitchen are the big draw. The region is less touristy than Tuscany and this is a plus for most people who come on holiday in this region. The region is easily accessible by people who come by plane, the nearest airports are Perugia and Rome. It is an ideal starting point to enjoy the tranquility of the surrounding hills and mountains and on the other hand to make at least 40 trips by car to beautiful cities such as Todi, Orvieto, Narni, Spoleto, Viterbo (15 to 40 min.) or Perugia, Gubbio, Spello, Assisi, Tuscania and Tarquinia on the coast with a magnificent small museum of Etruscan art and Etruscan tombs with 2300 year old frescoes (60-75 min.) or a little further north the Etruscan city remains in Volci. In addition, in the immediate vicinity there are numerous charming - originally medieval - villages that are increasingly being restored for weekend and summer tourism: San Restituta, Civita di Bagnoreggio, Lugnano, Stroncone, Labro (max. 40 min), Montefranco, Arrone, etc. Also nearby are the vast remains of the Roman city of Carsulae. You can also easily visit places in southern Tuscany by car such as Siena, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit Rome once or more, by car or by train from the stations of Terni, Narni-Amelia, Orte and Orvieto . And let's not forget the mountains with sometimes beautiful forests, eg Terminillo (up to 2000 meters by car). You can also reach the beautiful lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno in 30 to 60 minutes; with boat trips on both last lakes to the islands. The Mediterranean Sea and the sandy beaches between Tarquinia and Chiarone are about 90 km away (1h20 driving). Near the town of Terni it is also possible to visit the waterfal Marmore (which can be switched on and off due to a reservoir), near the waterfal is a rafting / canoeing / hyrdospeed center.
