South Umbria - house with private pool

The property is located 90 km north of Rome (40 min drive), 5 km from the village of Fornole and 10 km from the town of Amelia. It is located in a very quiet area with a beautiful view. The pool measures 9 by 4 metres, the depth of the pool ranges from 1 to 1.40 meters and has steps on one side. The swimming pool is equipped with umbrellas and sunbeds. The pool is surrounded by lawn. The house has a large covered terrace with tables and chairs for outdoor dining, from which you can enjoy a beautiful panoramic view. Barbeque and table football are also available near the terrace. The holiday home has on the ground floor a living/dining room with a well-equipped kitchen, bedroom and a toilet. The living room has 4 sofa seats, TV, stereo/CD player. The kitchen is equipped with electric oven and stove, coffee maker De Longhi, mixer, refrigerator. There is a washing machine in the toilet. The bedroom has a double bed. The 3 other bedrooms are all on the 1st and 2nd floor. In all bedrooms there is a fan and mosquito ì-net on the windows. On the first floor is a bedroom with double bed, private bathroom with toilet and small bathtub. It is possible to place an extra bed in this bedroom. The second bedroom has 2 single beds that can be put together on request and a sofa bed. There is also a bathroom with toilet and shower on this floor. The third bedroom is on the second floor and has a double bed. All bedrooms have a fan and mosquito nets on the windows. In the garden you will find a gym with Technogym Unica and exercise bike.

The last km to the house is a dirt road not suitable for sports cars or other low vehicles. Supermarket, bar, ATM and some other shops are available at 5 km in the village of Fornole at 5 km. The nearest restaurant / pizzeria is 6 km away. In the town of Amelia there are several supermarkets (COOP and Super Conti are also open on Sunday mornings), some butchers, bakers, fruit and vegetables and bars (almost all shops are available in Amelia). The nearest restaurant/pizzeria (also takeaway) is 3 km away. Recommended restaurants: La Gabelletta (outside Amelia on the road towards Foce), La Locanda del Conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria). If you want to visit Rome, Orte train station is 20 minutes away, there is a train to Rome every 30-40 minutes and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ring road is 45 minutes. We recommend that you park the car in the parking lot of Villa Borghese.

On the estate is the holiday home and, a few meters away, the owner's home (on the south side of the holiday home). The swimming pool is located on the north side of the holiday home, so you have complete privacy during use. Swimming pool and garden of the holiday home are NOT USED by the owner for the privacy of the guests.
