The villa is located 100 km north of Rome, 2 km from the village of Lugnano and 11 km from Amelia. It is located in a very quiet area with nice views. The house has a large and well-kept garden of about 5000m² with a swimming pool of 12 to 6 meters (+ Roman steps). The entire property is for the private use of the tenant and is not shared with other people or owner. The pool is equipped with sunbeds and is completely fenced (suitable for families with young children). Next to the swimming pool there is also a Jeux de boules court. Between the pool and the villa are several trees that provide enough shade to relax. The lawn in front of the villa is equipped with garden toys / swing / slide, comfortable garden furniture, table and chairs. There are also table tennis and table football. The large covered terrace is equipped with table and chairs for 10 people and a refrigerator. Barbecue available in the garden for cooking. The ground floor of the villa features a large and well-equipped kitchen with table for 6 people. The kitchen has a large refrigerator, freezer, semi-professional stove, dishwasher, oven, microwave, slicer, toaster, blender, presser, 2 coffee machines (espresso and American). The fireplace can be used for cooking. Next to the kitchen there is a large living / dining room with tables / chairs for 14 people and 5 divan seats. 2 highchairs available. The fireplace in the living room is fully functional. The bedrooms are all on the first floor. There are 2 bedrooms with a double bed and a private bathroom (toilet / shower). There are two further bedrooms, with a double bed and a family room (double bed and it is possible to add two single beds). The last two bedrooms have to share the 3rd bathroom (shower / toilet). 2 baby cots are also available upon request. There are two supermarkets, bars and other shops in the village of Lugnano 2 km from the property. There is also a supermarket 50 meters on the right after the Attigliano (Todis) motorway exit. The nearest restaurant is 3 km away. In Amelia (11 km away) there are several supermarkets (COOP and Super Conti are also open on Sunday morning), some butchers, bakers, fruit and vegetable shops, bars. Recommended restaurants: La Gabelletta (outside Amelia on the road towards Foce), La Locanda del Conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria). If you want to visit Rome, Orte train station is a 20 minute drive away, there is a train every 30 to 40 minutes. In 45-60 minutes you are in the center of the city. If you want to go by car, the driving distance is 45 minutes to the city ring road. We recommend that you leave the car in the parking lot of Villa Borghese. From the house in just 15 minutes drive you are on the highway Rome-Florence.
