The villa is located 4 km from the village of Lugnano in Teverina and 8 km from the town of Amelia, in a hilly area with panoramic views. The location offers peace and privacy, it is a very quiet area, ideal for relaxing in contact with nature. The swimming pool was built in 2024-2025 and the property is available for holiday rental from June 2025.
The villa has a private garden with a small forest and a swimming pool (10 by 4 meters, 1.40 meters deep everywhere). The entire property is fenced and for the private/exclusive use of the tenant. The pool is equipped with 6 sunbeds and an outdoor shower. The house has two porches, one on the south side (in front of the pool) and one on the north side. Both are equipped with a table and chairs for outdoor dining and a barbecue is also available. On the south side there is also a lawn with garden furniture.
The villa can accommodate up to 11 people (9 adults + 2 children).
On the ground floor there is a comfortable living room with a table for 6 people, 2 armchairs, a sofa for 2 people, a fireplace and a studio with a desk (with screen and printer). On the same floor there is also a well-equipped kitchen (fridge, oven, microwave, coffee maker, induction hob), a double bedroom (which also has a single sofa bed) and a private bathroom (bath, shower and toilet) and another double bedroom with bathroom (shower and toilet).
On the first floor there is an anteroom with two single beds, next to it a bedroom with a double bed (no door between the two rooms), a bathroom with shower and toilet and on the other side of the floor a room with a sofa bed and an extra bed (both suitable for children). There is also an extra room with a desk.
In the lower floor, you will find a well-equipped kitchen with a large fridge, oven, microwave, coffee maker, induction hob, a living room with a sofa and a fireplace, a bar, a TV and a toilet. 2 baby beds and high chair available on request. The last 450 metres to the property are dirt roads, not suitable for sports cars or other very low vehicles (no problem for the other cars).
The nearest villages are Lugnano in Teverina and Giove (both 5.8 km from the property). In both villages you will find bars, a supermarket and restaurants. More supermarkets can be found in Amelia. The closest restaurants are: Bistrot del Borgo, in the historic centre of Lugnano in Teverina, and Poggio del Bolognino, in the surrounding countryside. In Giove, we recommend the Anteprima restaurant, which also has a pub. More restaurants can be found in Amelia. The nearest winery is San Donna, 3.3 km away. Another winery nearby is Falesco, 30 km away (visits and tastings from Monday to Friday). If you are interested, you can buy olive oil, truffles and seasonal vegetables from local producers. It is also possible to organize typical local experiences, such as olive picking and truffle hunting!
From the accommodation you can quickly reach the most important cultural and natural beauties of Umbria, Rome, northern Lazio and southern Tuscany. The motorway and the Attigliano exit are 12 km away. Orte Train Station (with more trains to Florence and Rome) is about 20 km away.
