Villa with private pool 30km Pisa

The villa is located in a beautiful part of Tuscany, surrounded by hills with olive trees and green dense pine forests; near the most important art city of the region (Florence, Voters, San Gimignano, Pisa, Lucca) and the Versilia coast. The location and altitude of approximately 300 meters above sea level guarantees a mild and pleasant climate in every season. It is located 1.5 km from the town of Buti in a perfect location for those seeking peace and privacy. Outside there is a swimming pool of 11 by 3 meters (depth 1.4 meters), which is for private use. The house has 7 bedrooms for a total of 16 sleeping places.

The villa is an old farmhouse from the XVII and XVIII centuries, restored with special attention to the original materials (terracotta, wood, stone…) and furnished with antique furniture from the Tuscan tradition. The ground floor consists of a beautiful entrance hall, a large kitchen (oven, gas hob, fridge freezer, dishwasher and washing machine), two large living rooms with separate dining room, guest toilet on this floor. From the ground floor you have access to the terrace, which is partly covered with a pergola and equipped with a table and chairs (from here you have a beautiful panoramic view). To cook also available a barbecue. A staircase leads to the first floor where you enter a huge living room with two large windows overlooking the valley. The living room leads to two bedrooms with double beds, a bedroom with a double bed and possibility of an extra bed, a bedroom with two single beds. There are 2 bathrooms on this floor, a private small bathroom with toilet and shower en-suite to a bedroom and a large bathroom with bath/shower and toilet for shared use of the other 3 bedrooms. On the second floor there are 2 more bedrooms (one with a double bed and a single bed, the other with 2 single beds) and a bathroom with shower and toilet. The last bedroom is located in the dependance and has a double bed with bathroom (toilet/shower with hydromassage).


In and around Buti there are all necessary shops and various restaurants/pizzerias/bars. Mini market and bakery are available in the main square (Piazza Garibaldi), on Monday morning it is also the market. Supermarket available at 5 km. Recommended restaurants/pizzerias: Al vecchio molino, Le mangiatoie da Tormento, Trattoria Pacci, La Grotta, I maggi. Tennis courts available at 7 km.

Access road:
Please note that the road from Buti to the house (1.5 km in total) has 500 meters of steep road with 3 hairpin bends and 900 meters of unpaved road. We therefore do not recommend that you come with sports cars or caravans. Except for Ferrari and other similar sports cars, no problem driving with other cars. The road is one lane for 700 meters and narrower for the last 200 meters. If you cross another car, one of them must move back to the first available space. The road is used by the owners/guests of 5 houses, so it is a road with little traffic. The driver must have a minimum familiarity with the car's maneuvers.
