Located 100 km north of Rome in a very quiet and wooded area, the property is the ideal place to spend a relaxing and pleasant holiday. There are no other houses nearby, so it is a great accommodation if you are looking for peace and privacy. It is a typical Umbrian country house that has been renovated while maintaining its original features. Hidden among the trees, it has several outdoor areas where you can enjoy the tranquility of the surrounding forest. It has a large garden of approximately 10,000m² and fully fenced, private swimming pool, 2 E-bikes, the main building suitable for up to 6 people and the dependance suitable for 4. It can accommodate up to 10 people + babies (1 baby cot and 1 high chair available). The entire property is for the tenant's private use, house/outbuilding/garden and swimming pool are not shared with anyone else. The property is located in Southern Umbria (not far from the border with Lazio and 100 km north of Rome), in an area rich in nature and tourist attractions. Great place also for lovers of mountain biking or hiking in the unspoilt Umbrian nature. Just outside the entrance gate of the site you can start 3 circular routes of 5-7-11 km. The swimming pool is 15 by 7 meters and will be equipped with 8 sun beds and some sun loungers. Shade available under the trees
The main house has 3 bedrooms, 2 bathrooms, a well-equipped kitchen with dining table, 3 living rooms. There are two living rooms on the ground floor, one with TV and one with fireplace, and one on the first floor. There is also a large desk here, ideal for those who have to work (fast internet connection available via starlink). There is one bedroom with a double bed on the ground floor. The other two bedrooms are on the first floor and have both air conditioning and a double bed. At 40 meters from the main building you will find the annex with a double bedroom, a bathroom with shower/toilet and a living/bedroom with two single beds (size 185x80cm). Next to the main building there is a terrace with gazebo and table/chairs for 10 people. A barbecue is also available nearby. On the south side of the main building there is another terrace, here you will find benches and a stone table. The outbuilding with swimming pool has a covered veranda with table and some chairs. If you are interested, it is possible to hire a chef for a dinner.
Supermarkets, bakery/pastry shop, bars and some other shops are available in the village of Castel dell'Aquila (2.5 km). Larger supermarkets are available in the village of Avigliano Umbro (6 km) and the town of Amelia (15 km). The nearest restaurant/pizzeria (also takeaway) is 5 km, just outside the village of Sambucetole. Recommended restaurants: La Gabelletta (outside Amelia on the road towards Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria), Rapastella (natural cuisine in Amelia).

Access road:
Please note that the road from the tarmac road to the house (1.7 km in total) is a dirt road, almost flat, but there are a few short steeper sections. It is not suitable for caravan sports vehicles and low cars. The driver must have a minimum familiarity with the car's maneuvers.
