Detached house with private pool 20km from Todi and Spoleto. Quiet location.

The property is located in Umbria, 25 km from Todi and Spoleto, 60 km from Perugia and Orvieto. 5 km away from the village of Acquasparta and 1.7 km from the hamlet of Portaria, it is a very quiet location. It has a large garden, a park with several places to relax and a 10x5 meter swimming pool with roman steps. Everything is for the private use of the tenant. The terrace next to the house has tables and chairs for outdoor dining together and a barbecue + outdoor oven. At the pool is a gazebo with table and chairs if you wish to eat outside. The villa has 12 sleeping places in 5 bedrooms (5 bedrooms with double bed + 2 single sofa beds). On the ground floor you will find: a well-equipped kitchen (dishwasher, 2 ovens, refrigerator, toaster, american coffee machine, boiler, mixer, fireplace for cooking), dining room with 14 seats, living room with 3 sofas, connecting room with piano (usable) , toilet. The 1st floor is divided into 3 apartments. All three have a small cooking area. The smallest has a bedroom and bathroom. The other two have 2 bedrooms, 1 and 2 bathrooms and are suitable for 4/5 people. The house has Wi-fi internet connection. Supermarkets and other shops are available in Acquasparta or in the medieval village of San Gemini (6 km from the house). The nearest restaurant is in the charming hamlet of Portaria, 2 km away.

I was born in the Netherlands (Leidschendam) of Dutch father and Italian mother. Lived in the Netherlands until 1985 when we moved to Italy (Umbria region). After my master's degree in general economics in June 2002, I worked full-time at our company for the rental of holiday homes. Explanation of the prices & cancellation policy

The house is rented to you alone at all times. House, garden, swimming pool are not used by other people.

The swimming pool is open from the end of May to the end of September. May and October in consultation.

Payment terms: deposit 10% of the booking amount. Payment of the balance must be made no later than 60 days before arrival.

Cancellation policy: if the tenant cancels the agreement in the period up to 61 days before the start date of the rental period, he will still owe 10% of the booking amount; in case of cancellation from 60 days 100% of the rental amount. You can also take out cancellation insurance through MICAZU during the booking.

The booking price includes:

In Umbria, also known as the green heart of Italy, tourism is on the rise because of the unprecedented harmony between nature, antiquities, historic centers and culture. Rural tranquility, good facilities, an inimitable kitchen are the big draw. The region is less touristy than Tuscany and this is a plus for most people who come on holiday in this region. The region is easily accessible by people who come by plane, the nearest airports are Perugia and Rome. It is an ideal starting point to enjoy the tranquility of the surrounding hills and mountains and on the other hand to make at least 40 trips by car to beautiful cities such as Todi, Orvieto, Narni, Spoleto, Viterbo (15 to 40 min.) or Perugia, Gubbio, Spello, Assisi, Tuscania and Tarquinia on the coast with a magnificent small museum of Etruscan art and Etruscan tombs with 2300 year old frescoes (60-75 min.) or a little further north the Etruscan city remains in Volci. In addition, in the immediate vicinity there are numerous charming - originally medieval - villages that are increasingly being restored for weekend and summer tourism: San Restituta, Civita di Bagnoreggio, Lugnano, Stroncone, Labro (max. 40 min), Montefranco, Arrone, etc. Also nearby are the vast remains of the Roman city of Carsulae. You can also easily visit places in southern Tuscany by car such as Siena, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit Rome once or more, by car or by train from the stations of Terni, Narni-Amelia, Orte and Orvieto . And let's not forget the mountains with sometimes beautiful forests, eg Terminillo (up to 2000 meters by car). You can also reach the beautiful lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno in 30 to 60 minutes; with boat trips on both last lakes to the islands. The Mediterranean Sea and the sandy beaches between Tarquinia and Chiarone are about 90 km away (1h20 driving). Near the town of Terni it is also possible to visit the waterfal Marmore (which can be switched on and off due to a reservoir), near the waterfal is a rafting / canoeing / hyrdospeed center.
