Room
The beautiful authentic farmhouse villa on a hill in the Marche has a living room with grand piano, a dining room/kitchen and a kitchen/diner, three bathrooms and no fewer than six bedrooms with double beds. The spacious portico (covered terrace) with a view over the hills has a lounge area and a dining area. An excellent villa, suitable for 13 people, available exclusively to you.

The owners have succeeded in furnishing the characteristic Italian farmhouse villa with an artistic touch, so that all 13 people find their favorite spot. Enough space for rest or a nice get-together. There is also a covered terrace by the pool where 13 people can relax. Around the villa you will find a spot to sunbathe or cool off in the shade, drink a refreshing drink or read a book. This way, privacy is guaranteed in and around this beautiful villa.

Facilities
This holiday home in Italy is decorated with large modern paintings. For musicians or music lovers, this villa even has a pianoforte in the living room. Next to the upper living room you will find a very spacious roof terrace with awning. On the terrace you can enjoy beautiful sunsets. You can sit in the shade under the covered terrace in front of the Italian holiday home or under one of the porticoes around the house and enjoy the spectacular view of the surrounding landscape. Later in the evening you will be surprised by the silence, which is only occasionally disturbed by a beautiful grillo concert or the wind blowing through the leaves of one of the large, old pedunculate oaks around the house in Italy. You will also find a television with Chromecast in the house.

Exclusive private swimming pool
There is a large swimming pool next to the house. (6-15 meters) The pool, which is always crystal clear, is cleaned by a computer-controlled cleaner using saline instead of chlorine, which does not spoil the scent of lavender, oleander and roses. Around the swimming pool you will find terraces, one of which has a portico.

Other things to pay attention to
The price of the villa includes bed linen and towels. Please note that final cleaning comes at an additional cost.
The villa is located in a rural/natural environment with lots of biodiversity including game, lizards and birds, including some insects.

We are completely in love with our house, which we can enjoy with 3 generations at the same time. The location with beautiful views, the privacy and the Italian life, we can hardly do without it. However, we are still working in the Netherlands. We would also like to give others the opportunity to enjoy it. We hope that our tenants experience and treat the house as if it were their own home.
The house and pool are completely exclusive to you.

Explanation of the prices & cancellation policy

If the renter wishes to cancel the booking for any reason, the renter must always confirm this by e-mail to the landlord (even if this has already been communicated to the landlord by telephone, for example). The landlord will charge the following amounts, depending on the date of writtencancellation by the tenant:

cancellation more than 3 months before the start of the rental period: free of charge
Cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental price
Cancellation between the 59th and the 30th day before the start of the rental period: 50% of the rental price
cancellation less than 30 days before the start of the rental period: 100% of the rental price

If the tenant only announces on the start date or during the rental period that he will not make any use of the leased property, he will continue to owe the full rent.
