Air-conditioned villa with large swimming pool (10x5 meters). Both the villa and the terraces and pool have spectacular 180 degree sea views of the bay and Saint Tropez. This villa is also suitable for the disabled (wheelchair) and small children because the living room, kitchen, bedroom, terraces and swimming pool are on the same level and have no thresholds.

Our fully detached villa with a large garden of 2,000 m2 is located on the coast of the Cote d'Azur with a beautiful 180-degree view of the bay of Saint Tropez. This villa has no direct neighbors and offers 100% privacy . Large swimming pool, completely private (no view of the surroundings), very quiet area, several terraces, fireplace & barbecue and parking for 5 cars on private, lockable grounds. This villa has the living room, TV room, kitchen, outdoor kitchen, terraces, swimming pool and 1 of the 4 bedrooms on the same level (ground floor) and all face south-west so sun all day.
90% of the villas do not have this and are in the shade in the afternoon.

Location of our villa:
The villa is located on the coast of Les Issambres next to Sainte Maxime and opposite St. Tropez. Sainte Maxime is one of the nicest places on the CoteAzur. It has an exceptionally many sunny days (300 per year!) and has a particularly favorable climate. Ste Maxime is mainly known for its fine sandy beaches (La Nartelle), cozy harbors and bustling boulevards. Due to its central location, all famous places of the Cote d'Azur are easily accessible. There are also extensive and unspoilt nature reserves for endless hikes and many rivers for canoe trips. In addition, there are 8 beautiful golf courses in the area.

Description:
The Provencal villa called “Xenia” was built in 1967 and is located in a very quiet residential area, +/- 1200 m from the beach and the pleasant harbor of Les Issambres. From this port there is a direct boat connection to Saint Tropez (12 minutes). The beach and marina are less than a 1.2 km walk away. Sainte Maxime is approximately 1.9 km away and the charming village of Les Issambres, known for its antique market on Thursdays, is 1.5 km away.
Next to the living room you will find the dining room and the TV room, which are decorated in Provencal style.
From the French doors (which will become sliding doors) of the dining room you have access to the outdoor kitchen with BBQ and the terrace. In the utility room there is a washing machine, an ironing board and a vacuum cleaner.
This villa has 4 bedrooms, 3 bathrooms and an amazing view of the bay of Saint Tropez.

Condition of the villa:
Some of the photos are of the old situation and some of the current renovation. The villa is currently being completely renovated. All floors, walls, terraces, electricity, bathrooms (there were 2 now 3), all window frames (was wood now aluminum), entire kitchen etc etc are new. The kitchen wall has been removed and the dining room is now open to the kitchen. The kitchen now also has a sliding door (was a window) to the terrace.
The villa will be delivered by the contractor at the end of April. The villa will be redecorated in May. That is why we can only offer our villa from July. So you get a much nicer villa than shown in the photos, but with the same warm appearance.

Inside
Entrance, hall, laundry room and toilet.
Large living room, dining room, kitchen, TV room, bedroom + bathroom + toilet, garage/laundry room.
The dining table is suitable for 8 people. Large LCD TV and wifi (fiber optic!!!) are available. From the living room there is access to the terrace and swimming pool (10x5 meters) from which there is a 180 degree view of the bay.
The new kitchen is equipped with, among other things, an 80 cm induction hob with integrated extraction system, dishwasher, microwave, convection oven, American double-door refrigerator, Nespresso coffee machine and new blender.
The villa has 4 bedrooms, 3 bathrooms and a total of 5 toilets. All areas (4x bedrooms + living room) have new air conditioning (see photos).
The layout is as follows; 1 bedroom on the living room level and 3 bedrooms on the top floor. 2 of the 4 bedrooms have breathtaking sea views.

Outside
The plot is approximately 2,000 m2 and offers complete privacy because the adjacent plots are also our property and have not been built on.
There is room for parking more than 5 cars on site.
From the living room, dining room, kitchen and TV room you walk directly onto the terrace. The terrace extends to the swimming pool.
The dimensions of the swimming pool are 10 x 5 meters and it has an outdoor shower.
Outdoor dining table for 8 people and equipped with a large fixed BBQ.
The swimming pool + terrace + living room face South West and have sun all day.
