Our completely detached villa with 180 degree sea views of the bay of Saint Tropez and the village of Saint Tropez. Our secure villa is located in a very quiet and well-secured area in Les Issambres right next to Sainte Maxime and was completed in August 2023 after a complete renovation. The villa has a large (5 x 10 metres) heated overflow private swimming pool with sea views. It is a saltwater pool (you don't taste salt), which is more pleasant, healthier and better for the skin.
The swimming pool and terraces (which will be newly tiled in Q3 2024) are perfectly oriented to the sun ( South-West ). The beach is within walking distance.
The villa has a private driveway that can be closed by an electric gate with > 8 parking spaces on private property. From the house you have a beautiful view over the swimming pool and the Mediterranean Sea.
The unique thing about this villa is that it is on one level.
The entrance, living room, kitchen, several bedrooms/bathroom, swimming pool, terraces and outdoor kitchen are located on the ground floor. Because all these rooms are on the same level without thresholds, this villa is child-friendly and wheelchair-friendly .
They also all face south-west (sun all day!) and have a sea view. The villa has 6 spacious modern bedrooms with lots of light. The air conditioning has a silent mode so that the air conditioning is not audible at night. Furthermore, our villa has 5 bathrooms, all equipped with a toilet and an extra separate toilet.

Location of our villa:

The villa on 2,000 m2 offers complete privacy and is located in a very quiet residential area +/- 1.5 km from the beach of Les Issambres next to Sainte Maxime and opposite St. Tropez. Down on the boulevard is the cozy harbor with restaurants + 2 supermarkets (Casino & SPAR) + shops + 2x bakery of Les Issambres. From this port there is a direct boat connection to Saint Tropez (8 minutes).
The region has an exceptionally many (300 per year!) sunny days and a particularly favorable climate. Ste Maxime is known for its fine sandy beaches (La Nartelle), cozy harbors and bustling boulevards. Due to its central location, all famous places on the Cote d'Azur, including Frejus, Grimaud, Saint Rafael, Gogolin and St. Tropez, are easily accessible. There are also vast and unspoilt nature reserves for endless hikes and many rivers for canoe trips. There are also 8 golf courses in the area.

Description:

The villa has been renovated, modernized and equipped with every luxury during a 2-year renovation of both the interior and exterior.
You not only have a sea view but also a view of hills and wooded areas. Sunset is truly magical. The beautiful tiled infinity (overflow) heated swimming pool, which is illuminated in the evening, has sun all day (South-West). Both the 6-meter-high modern living room and the kitchen have a beautiful view of the swimming pool, the bay of Saint Tropez and the hills behind it through large double doors.

The villa has excellent light on all sides. Large windows or French doors in all rooms ensure this.
The living room has a centrally placed fireplace and a wall that consists almost entirely of French doors and provides access to and a view of the terrace with swimming pool.
Next to the living room you will find the stylish open kitchen with island, which is modernly furnished. The beautiful kitchen is fully equipped with a grill/convection oven, microwave, dishwasher, American refrigerator, new Nespresso coffee maker with milk frother, 80cm induction hob (Siemens), kettle, dishwasher, etc. The villa has a permanent outdoor BBQ.
The house is fully furnished.
Large smart LED TV and SONOS in combination with B&O speaker system in the living/dining room are available. A WiFi computer connection is also freely available. The separate laundry room has a washing machine, a dryer (condenser dryer), an ironing board and a vacuum cleaner.

Our villa is equipped with 7 whisper quiet air conditioning and has the following layout:

3 bedrooms (15m2/10m2/14m2) on the ground floor
1 bedroom (14m2) on the 1st floor
1 bedroom (18m2) in the basement
1 bedroom part of the indoor apartment (57 m2) with living room + kitchen + bathroom + terrace with sea view.

Only the children's room (ground floor) has a bunk bed (190x70 cm) and does not have air conditioning because this room faces north.
The villa has 5 bathrooms with toilets and 1 extra separate toilet (6 in total).
The villa itself is equipped for 10 people. The indoor apartment offers 2 extra sleeping and seating areas. All beds have good mattresses + slatted bases and guarantee a good night's sleep.
Bed linen, kitchen linen and towels are also supplied and the beds made for a fee.

If the tenant wishes to cancel the booking for any reason, the tenant must always confirm this to the landlord by e-mail (even if this has already been communicated to the landlord by telephone, for example).
The landlord charges the following amounts, depending on the date of written cancellation by the tenant:
    • cancellation more than 6 weeks before the start of the rental period:
      35% of the rental price
    • cancellation less than 6 weeks and more than 1 week before the start of the rental period: 90% of the rental price
    • If the tenant announces 1 week before the start of the rental period or only on the start date or during the rental period that he or she will no longer use the rented property,
      he owes the full rental price (100%).
