Our completely detached luxury villa with a truly fantastic sea view of the bay of Saint Tropez and the village of Saint Tropez. Our villa is located in a very quiet area in Les Issambres next to Sainte Maxime and was completed in August 2021 after a complete renovation. The villa has a large private heated swimming pool with sea views. It is a saltwater pool (you don't taste salt), which is more pleasant, healthier and better for the skin. The swimming pool and terraces face the sun perfectly ( South-West ). The beach is within walking distance. The villa has its own driveway and parking spaces. From the house you have a beautiful view of the Mediterranean Sea.
The unique thing about this villa is that on the front door level = the ground floor there is the living room, dining room, kitchen, utility room, 2 bedrooms, toilet (2x), bathroom, outdoor shower, swimming pool, terraces and outdoor kitchen. Because all these rooms are on the same level, this villa is child-friendly .
They also all face south-west (sun all day!) and have a sea view. The villa has 5 spacious modern bedrooms of which 4 are available (1 additional bedroom available on request). All bedrooms have new air conditioning . The air conditioning has a silent mode so that the air conditioning is not audible at night. Furthermore, our villa has 3 modern and spacious bathrooms, all equipped with a toilet, and 2 extra separate toilets (5 in total).

Location of our villa:

The villa is located in a very quiet residential area +/- 1.5 km from the beach of Les Issambres next to Sainte Maxime and opposite St. Tropez. Down on the boulevard is the cozy harbor with restaurants + 2 supermarkets (Casino & SPAR) + shops + 2x bakery of Les Issambres. From this port there is a direct boat connection to Saint Tropez (8 minutes).
The region has an exceptionally many (300 per year!) sunny days and has a particularly favorable climate. Ste Maxime is known for its fine sandy beaches (La Nartelle), cozy harbors and bustling boulevards. Due to its central location, all famous places on the Cote d'Azur, including Frejus, Grimaud, Saint Rafael, Gogolin and St. Tropez, are easily accessible. There are also extensive and unspoilt nature reserves for endless hikes and many rivers for canoe trips. In addition, there are 8 beautiful golf courses in the area.

The villa has been renovated, modernized and equipped with every luxury during a 2-year renovation of both the interior and exterior.
You not only have a sea view but also a view of hills and wooded areas. Sunset is truly magical. The beautiful tiled and heated swimming pool, illuminated in the evening, has sun all day (South-West). Both the living room and the kitchen/dining room have a beautiful view of the swimming pool, the bay of Saint Tropez and the hills behind it through large double doors.

The villa has excellent light on all sides. Large windows or French doors in all rooms ensure this.
The living room has a centrally placed fireplace and a wall that consists almost entirely of French doors and provides access to and a view of the terrace with swimming pool.
Next to the living room you will find the stylish, very large kitchen, which is completely furnished in Ibiza style. The beautiful kitchen is fully equipped with a BOSCH grill/convection oven, microwave, dishwasher, American refrigerator, Nespresso coffee maker with integrated cappuccino milk frother, 80cm induction hob (Siemens), kettle, dishwasher, etc. The villa has a beautiful outdoor kitchen with built-in pizza. oven, sink, grill plate, etc. The house is fully furnished.

Curved smart LED TV and SONOS in combination with Bose speaker system in the living and dining room are available. A WiFi computer connection is also freely available. The utility room has a washing machine, a drying machine (condenser dryer), an ironing board and a vacuum cleaner. In the basement there are 2 very spacious bedrooms connected by large French doors to a large balcony (1.5 x 9 meters) with a sea view. These rooms are also equipped with whisper-quiet air conditioning and a very spacious bathroom including toilet. There is also a separate toilet.

The master bedroom has a phenomenal view of the sea and the swimming pool, a bed of 1.80 x 2.00 meters and has a lot of space (600 x 340 cm) and a private bathroom with double sinks and toilet.
All beds have good mattresses + slatted bases and guarantee a good night's sleep as you are used to at home. Bed linen, kitchen linen and towels are also supplied and the beds made for a fee.

We, Ed & Caroline, live in Eemnes and have owned several villas in Les Issambres since 2000, which we have completely renovated from the foundation up. There are 3 of our villas on Micazu. All villas have their own character and were decorated by my wife Caroline.
Because we have been buying, selling and renovating villas in the area for 24 years and know the area well, all our villas are in unique locations, perfectly exposed to the sun and offer complete privacy.

Explanation of prices

If the tenant wishes to cancel the booking for any reason, the tenant must always confirm this to the landlord by e-mail (even if this has already been communicated to the landlord by telephone, for example).
The landlord charges the following amounts, depending on the date of written cancellation by the tenant:
    • cancellation more than 6 weeks before the start of the rental period:
      35% of the rental price
    • cancellation less than 6 weeks and more than 1 week before the start of the rental period: 90% of the rental price
    • If the tenant announces 1 week before the start of the rental period or only on the start date or during the rental period that he or she will no longer use the rented property,
      he owes the full rental price (100%).
