Maison sur Roche is an attractive and spacious family home with a romantic, flat, enclosed garden on 2000 m2 of land in the lovely hamlet of Layer sur Roche in the north of Burgundy. Layer sur Roche is approximately a 600 km drive from Utrecht. The regional town of Chatillon sur Seine is a 10-minute drive away, where all amenities are available.
While the previous owners largely renovated the house with respect for its authenticity, we recently finished it and modernized it somewhat.
The house and garden are suitable for one or more families and groups of friends.
Maison sur Roche is located on the edge of agricultural fields, forest and some vineyards in a non-touristy area. People especially enjoy the peace and quiet, nature, the chirping of birds, walking and cycling. Small excursions are in the area, the more touristy excursions are about a 40-minute drive away. In the immediate vicinity there is a museum, a few chateaus, a few nice restaurants, from casual to a star restaurant in a chateau and the very old chapel of the hamlet.
On the other hand, there is a lot to do in and around the house. There is a lawn, orchard, wooden above-ground swimming pool (with a small deck at a height), a trampoline, swing and climbing frame, in the front garden a jeu de boules court (pétangue) under a shady tree (great with a drink at the end of the afternoon) and various outdoor and indoor games such as crocket, kubb, ladder golf, skittles, maxi jenga and various board games. There are also all kinds of toys for the youngest. A bookcase in one of the salons is well stocked with books for old and young in different languages.
The garden is very inviting with idyllic views and the beautiful auvent (covered terrace) with fireplace is also a wonderful place to relax on cooler days. There are various seating areas and terraces in all corners of the garden with a number of hammocks and sun loungers. It is a garden where you naturally relax. The fruit trees and plants produce a lot of fruit that can be picked freely.
In the lovely house, the two lounges offer cozy space and privacy in two sitting areas (one with a wood-burning stove), a large dining area, a workplace and a TV corner. The dining kitchen is fully equipped with everything you could need.
The four nice bedrooms all have new already made beds, oak cupboards, linen and the master bedroom has a second workplace.
The house is reasonably insulated and is fully heated by a fully electric heat pump.
The parking lot easily has space for 3 cars and there is a charging station for electric cars.
Pets are not welcome and events are not allowed.
