Maison sur Roche is an approximately 200 year old attractive and spacious family home with a romantic, flat enclosed garden on 2200 m2 of land in the lovely hamlet of Layer sur Roche. It is located in the north of Burgundy, about 600 km drive from Utrecht. The route does not suffer from the more southern 'black Saturdays'. The regional town of Chatillon sur Seine is a 10-minute drive away, where all amenities are located.
Where the previous owners renovated the house largely and with respect for the authenticity, we finished it and modernized it a bit.
The house and garden are particularly suitable for families and (several) couples, but it is also pleasant to stay alone.
Maison sur Roche is located on the edge of agricultural fields, forest and some vineyards in a non-touristy area. Here you especially enjoy the peace, nature, the twittering of birds, walking and cycling. A limited number of small trips are in the area, more tourist trips are about a 40-minute drive away. In the immediate vicinity are a museum, a few chateaus, a number of nice restaurants -from casual to a star restaurant in the chateau of Courban -, and the very old chapelle Madeleine of the hamlet.
In and around the house, on the other hand, there is a lot to do. In the backyard there is a lawn, orchard, heated wooden swimming pool (with a small deck at height), a trampoline, swing and climbing frame (3-10 years). In the front garden is a boules court (pétangue) under a shady tree (lovely with a drink at the end of the afternoon). In the house there are various beautiful games for outside and inside such as crocket, kubb, ladder golf, skittles, maxi jenga and various board games. There are also all kinds of toys for the youngest. A bookcase in one of the salons is well stocked with books for old and young in different languages.
The garden is very inviting with idyllic vistas and the beautiful auvent (covered terrace) with fireplace is also a wonderful place to stay on cooler days . There are several seating areas and terraces in all corners of the garden with a number of hammocks and sun loungers. It is a garden where you naturally relax. The fruit trees provide a lot of fruit that can be picked freely. Above all, do it!
In the fine house, the two lounges offer cozy space and privacy in two sitting areas (one with a wood stove), a large dining area, a workplace and a TV corner. The kitchen diner is fully equipped with everything you could possibly need.
The four spacious, attractive bedrooms all have good, already made beds, towels, oak wardrobes, a fan and the master bedroom has a second workplace.
The house is reasonably insulated and is fully heated by a full electric heat pump that is low in summer. The Wi-Fi network (fiber optic) runs throughout the house and far into the backyard.
The private parking lot easily has space for 3 cars and there is a charging station for electric cars.
The Côte d'Or is located in a temperate maritime climate (or temperate continental climate). In summer, it is generally a few degrees warmer. Rain showers in the summer are usually very welcome and fairly short. After that, the air feels drier than more in the north.
Pets and groups of young people are not welcome and events are not allowed.
