Spacious, attractive villa, built in 2009 during the development of Les Jardins du Golf (Durbuy golf course). The house is located on top of a hill, a forest plot of 1,530m2. The veranda and balconies are located on the sunny south.

The house has been furnished with care and style and makes optimal use of the available space. The outdoor area is designed to allow your group to enjoy 'outdoor living' to the fullest. This makes this comfortable holiday villa an ideal location for a week or long weekend of indoor and outdoor enjoyment. Base for hikers, outdoor, mountain biking, canoeing/rafting, wellness and golf.

The house has an area of approximately 160m2, has 3 bedrooms and 2 bathrooms and is suitable for groups of 6 to 8 people.

LAYOUT
Entrance on 1st floor: spacious hall, toilet, spacious attractive living room with fireplace, access to spacious balcony overlooking the golf course. Spacious bedroom (2 persons) with private bathroom with double sink and walk-in shower. Ground floor: fully equipped spacious living/dining kitchen with cozy island (oven, microwave, dishwasher, coffee machine) with access to cozy veranda, storage room, toilet, bathroom with bath, bedroom (2 pers.), spacious bedroom (double bed and bunk bed, total 4 persons).

ENVIRONMENT
The house is located on the beautiful Durbuy golf course, approximately 500 meters from the center of Barvaux. There you will find several supermarkets and cozy restaurants. The medieval town of Durbuy with many (culinary high-quality) restaurants, boutiques and antique dealers can be reached within 10 minutes. A top environment!

JULY / AUGUST CHRISTMAS / NEW YEAR
During the high season in the summer and Christmas holidays, our house can only be rented per week; changeover day Friday. Earlier check-out is possible, the rental price will not be adjusted accordingly!

We have been happy to visit the Ardennes for many years. In 2007 we discovered this beautiful spot on the golf course on which we built our holiday home! It had some feet in the ground; designing a house, applying for permits and final construction, but we are proud of the result. ENVIRONMENT
Ourthe & Aisne
The villa is located just outside the village Barvaux, Luxembourg Province (Ourthe & Aisne), approximately 40 kilometers south of Liege. This region in the Ardennes offers plenty of opportunities for outdoor activities. Ideal environment for hiking, mountain biking, golf, but also a beneficial wellness center, indoor pool, etc.

Nice places to visit.
Within walking distance (approx. 5 kilometers) lies the medieval town of Durbuy, the smallest city in the world. This charming town is home to many antique shops, sunny terraces and excellent restaurants. In the period before Christmas, the city turned into a Christmas mood. The Christmas market with ice rink attracts many visitors from home and abroad.

Like a visit to the market in nearby BOMAL on Sunday morning. The tourist town of La Roche is also worth a visit. Various sights in the vicinity (including boxwood gardens, caves HOTTON, labyrinth, etc.) make you feel good in this area will entertain. A little further away you will find SPA STAVELOT BASTOGNE and various museums and the Ardennes offensive of World War II commemoration.
The house is located on the beautiful golf course of Durbuy. Here is an 18-hole golf course for which you need a GVB. In addition, this club has a 9-hole par 3 golf course where you can play without a GVB! This way everyone can get a taste of this beautiful sport and in the meantime enjoy the beautiful nature around them. In addition, there is another prestigious golf course for the real golf fan within 20 minutes by car from the house: Five Nations.
In the village Barvaux (5 minutes) are 3 large supermarkets, Spar, GB and Aldi for groceries. GB and Spar are also on Sunday and on holidays in the morning to 12 hrs.

Fresh bread daily (also zondagochend) for sale in the village at 3 bakeries.

Market on Wednesday and Barvaux Bomal on Sunday. Delicious grilled chickens!

Durbuy find you the exclusive shops, antique shops, boutiques, trinkets, delicious confiturewinkel, brewery, animal shop etc.

Big malls at Marche and Famenne.
Reservation

The tenant can make a reservation in writing, by e-mail or by telephone. Upon availability and agreement on the conditions, the reservation will be confirmed by the landlord by e-mail together with a specified rental invoice.

The rental invoice states, among other things, the rental amount, energy/water costs, cleaning costs, any other additional costs/taxes, a statement of the down payment (30% of the rental amount) and the deposit to be paid. The tenant must transfer the deposit of 30% of the rent to the landlord's account within 14 days of receiving the rental invoice. The remaining payment as stated on the rental invoice must be transferred to the landlord's account no later than 30 days before the start of the rental period.

The confirmation with the rental invoice and the conditions below together form the rental agreement. The reservation is binding after payment of the deposit.

Cancellation

Cancellations can only be made by the tenant in writing or by email up to 30 days before the start of the rental period. If you cancel within this period, the reservation will lapse, as will the tenant's obligation to make the remaining payment. Deposits already made will expire in favor of the lessor in the event of cancellation and will not be returned to the tenant.

If the tenant cancels less than 30 days in advance, the tenant remains obliged to pay the rental sum (excluding additional costs and the deposit).

Other conditions:

Smoking is not allowed in the house.

Treat the house, its contents and the environment with respect. Damage to the house and contents must be reported to the landlord immediately. The tenant is liable for damage to the holiday home including contents caused by himself and/or by his traveling companions or visitors. He is responsible for the house during the rental period and he undertakes to keep the house and the associated land neat and clean. It is recommended that you take out separate travel insurance in addition to your own third-party liability insurance.

The tenant is not permitted to accommodate more or other persons or animals in the holiday home without the prior written consent of the landlord.

The lessor is under no circumstances liable or responsible for any damage caused to all persons involved or to movable and immovable property.

The tenant undertakes to treat the house and its contents with due care in all situations. .

Deposit
The deposit is €300. The deposit, minus any damage to furnishings or home, will be returned to the tenant within 14 days via the bank account used for payment of the rental invoice. If the keys are lost, an amount of €25 will be charged.

Pets
Keeping one pet is allowed. Pets are not allowed in the bedrooms or on sofas and chairs. The tenant is responsible for the pet and liable for any damage caused by the animal.

Cleaning
Mandatory final cleaning. Before departure, put everything back in its place if necessary, the dishwasher is left empty and all household equipment and sanitary facilities used have been cleaned. Please leave the beds as you found them. If you have used the bed linen, we kindly request that you remove the beds and deposit the bed linen in the storage room. If these conditions are not adhered to, additional cleaning costs may be charged. If these conditions are not adhered to, additional cleaning costs may be charged.

Waste
The municipality of Durbuy has a strict waste processing policy and imposes high fines if household waste is not sorted correctly. The tenant therefore ensures that his waste is correctly separated and disposed of. Plastic bottles and large packaging are not allowed in the waste container! If you leave boxes, glassware and empty bottles behind, you will be charged and deducted from the rental price.
