By using beautiful materials and stylish furnishings, this comfortable holiday villa offers an ideal location for a week or long weekend of enjoyment. Base for hikers, out-door, mountain bike, canoe / rafting, wellness and golf.

The house has an area of approximately 160m2, has 3 bedrooms and 2 bathrooms and is suitable for groups of 6 to 8 people.

LAYOUT
Entrance on 1st floor: spacious hall, toilet, spacious attractive living room with fireplace, access to spacious balcony with a view of the golf course. Spacious bedroom (2 pers.) With private bathroom with double sink and walk-in shower. BG: fully equipped spacious living / dining kitchen with cozy island (oven, microwave, dishwasher, Dolce Gusto coffee machine) with access to cozy veranda, storage room, toilet, bathroom with bath, bedroom (2 pers.), Spacious bedroom (double bed and bunk bed , total 4 pers.).

GOLF
The house is located on the beautiful golf course of Durbuy. Unfortunately this has been closed since March 2020. But for the real golf fanatic there is a prestigious golf course within five minutes by car from the house: Five Nations.

We have been happy to visit the Ardennes for many years. In 2007 we discovered this beautiful spot on the golf course on which we built our holiday home! It had some feet in the ground; designing a house, applying for permits and final construction, but we are proud of the result. Ourthe & Aisne
The villa is located just outside the village Barvaux, Luxembourg Province (Ourthe & Aisne), approximately 40 kilometers south of Liege. This region in the Ardennes offers plenty of opportunities for outdoor activities. Ideal environment for hiking, mountain biking, golf, but also a beneficial wellness center, indoor pool, etc.

Nice places to visit.
Within walking distance (approx. 5 kilometers) lies the medieval town of Durbuy, the smallest city in the world. This charming town is home to many antique shops, sunny terraces and excellent restaurants. In the period before Christmas, the city turned into a Christmas mood. The Christmas market with ice rink attracts many visitors from home and abroad.

Like a visit to the market in nearby BOMAL on Sunday morning. The tourist town of La Roche is also worth a visit. Various sights in the vicinity (including boxwood gardens, caves HOTTON, labyrinth, etc.) make you feel good in this area will entertain. A little further away you will find SPA STAVELOT BASTOGNE and various museums and the Ardennes offensive of World War II commemoration.
The house is located on the beautiful golf course of Durbuy. Here is an 18 hole golf course which you need a CFP. In addition, this club has a 9 hole par 3 golf course where you can play without CFP! So everybody can have a taste of this beautiful sport, and meanwhile enjoy the beautiful nature around.

For the true golf fanatic there within 20 minutes drive from the house a prestigious golf course: Five Nations.
In the village Barvaux (5 minutes) are 3 large supermarkets, Spar, GB and Aldi for groceries. GB and Spar are also on Sunday and on holidays in the morning to 12 hrs.

Fresh bread daily (also zondagochend) for sale in the village at 3 bakeries.

Market on Wednesday and Barvaux Bomal on Sunday. Delicious grilled chickens!

Durbuy find you the exclusive shops, antique shops, boutiques, trinkets, delicious confiturewinkel, brewery, animal shop etc.

Big malls at Marche and Famenne.
COVID-19 PROVISION If restrictive COVID-19 measures apply during the rental period (by the government), as a result of which the house is demonstrably inaccessible to the tenant, the tenant can cancel the reservation free of charge. The tenant's obligation to pay the rental bill will then lapse. With regard to payments already made, the tenant has the choice in that case: (a) restitution of full payments made by the tenant from the rental bill (down payment and final payment) (b) moving the reservation to another period (new booking). In that case, the payment (s) made by the tenant will be deducted from the costs for the new booking in consultation with the tenant.

Reservation
The tenant can make a reservation in writing, by e-mail or by telephone. Upon availability and agreement on the conditions, the reservation will be confirmed by the landlord by e-mail along with a specified rental invoice. The rental bill includes the rent, energy / water costs, cleaning costs, any other additional costs / taxes, prepayment (30% of the rent) and deposit to be paid. The tenant must transfer the prepayment of 30% of the rent to the account of the landlord within 14 days of receipt of the rental invoice. The remaining payment as stated on the rental invoice must be transferred to the landlord's account no later than 14 days before the start of the rental period. The confirmation with the rental invoice and the conditions below together form the rental agreement. The reservation is binding after payment of the deposit. Cancellation Cancellations can only be made by the tenant in writing or by email up to 30 days before the start of the rental period. In case of cancellation with due observance of this term, the reservation will lapse, as will the tenant's obligation to pay the remaining payment. Down payments already made will lapse in the event of cancellation in favor of the landlord and will not be returned to the tenant. If the tenant cancels less than 30 days in advance, the tenant will be obliged to pay the full rent, excluding the deposit. Other conditions: No smoking inside the house. Treat the house, contents and surroundings with respect. Damage to the home and contents must be reported to the landlord without delay. The tenant is liable for damage to the holiday home, including contents inflicted by himself and / or by his travel companions or visitors. He is responsible for the house during the rental period and he undertakes to keep the house and the associated land neat and clean. It is recommended to take out separate travel insurance in addition to your own third-party insurance. The tenant is not allowed to accommodate more or other persons or animals in the holiday home without the prior written consent of the landlord. The landlord is under no circumstances liable and responsible for damage caused to all persons involved or movable and immovable property. Use of TV / satellite subject to proper functioning. The tenant undertakes to treat the house and household contents as a good family man in all situations. . Deposit The deposit is € 300. The deposit will be returned to the tenant within 14 days, after deduction of any damage to household contents or home, via the bank account used to pay the rent. If the keys are lost, an amount of € 25 will be charged. Pets Keeping one pet is allowed. The pet is not allowed in the bedrooms and on sofas and chairs. The tenant is responsible for the pet and liable for any damage caused by the animal. Cleaning Mandatory final cleaning. Before departure, if necessary, put everything back in its place, the dishwasher is left empty and all used household appliances and sanitary facilities are cleaned. You leave the beds as you found them. If you have used the bed linen, we kindly request you to collect the beds and deposit the bed linen in the storage room. Waste The municipality of Durbuy has a strict waste processing policy and imposes high fines if household waste is not sorted correctly. The tenant therefore ensures that his waste is correctly separated and disposed of. Plastic bottles and large packaging must not be placed in the waste container! Leaving boxes, glassware and empty bottles will be charged to you and deducted from the rent.
