Chalet " Schwalmhütte " is a brand new luxury holiday home for 6 people with 3 bedrooms, 3 showers and of course everything you need for a wonderful holiday. There is free WiFi, internet and internet TV with Dutch channels or it is possible to use Netflix, Videoland, for example, by logging in with your own account.

Built in 2022-2023 in this beautiful holiday home "Schwalmhütte" in Kötschach-Mauthen. The town of Kötschach-Mauthen is located in Carinthia against the Italian border. Carinthia is the southernmost part of Austria and is known for its sunny weather and beautiful mountainous surroundings with many lakes. Both in winter and summer there are plenty of activities such as skiing, cross-country skiing, hiking, swimming, cycling, climbing and much more. It is also a 2-hour drive from Kötschach to the Italian coastal town of Grado and 2.5 hours to Venice.

The house is a fully wooden chalet that is completely detached on its own plot within a plan with 8 holiday homes. The Schwalmhütte is located directly on the Sonnenpiste with the Vorheggbahn ski lift. You can ski from the slopes almost to the garden of the house. The Aquaerena swimming pool with indoor and outdoor pool with large sunbathing area is 250m from the house. Within 5-10 minutes walking distance, the shopping center can be reached as well as many cafes, restaurants and bakeries.

The house is fully equipped for a wonderful holiday with a maximum of 6 people. Both for a family with children and perhaps grandparents, but also for several adults or with the family. Each of the 3 bedrooms has a luxurious shower and a sink. And there is a large boiler so that sufficient hot water is available. In addition, there is a separate toilet room on both the ground floor and the first floor. This means that the house can be used in several ways.

The entire house has underfloor heating and floor cooling and uses an energy-efficient and sustainable heat pump. This fits in perfectly with the sustainable character of Kötschach, where hydropower, sun and wind produce more electricity than is consumed.

Ground floor
The tiled floor (entire ground floor) is heated or cooled.

Living room/Dining room
On the ground floor is the living room with a spacious corner sofa where you can relax or watch the large LCD TV.

In the dining room is a large dining table with 6 chairs. The modern kitchen is equipped with all necessary equipment. Large fridge with freezer compartment, dishwasher, large induction hob, extractor hood and combi microwave. A coffee maker with filter, kettle, toaster and sandwich pan are of course not missing, as well as all pans, pots, crockery and cutlery.

From the living room there is a view of the ski slope and through garden doors at the front and side there is access to the garden facing the sunny south. The large windows at the front are equipped with electric shutters. The garden has a covered terrace with storage space and a lawn. Oder the roof there is extra shelter from the sun or you can still sit outside if the weather is bad. Next to the house is a driveway suitable for 2 cars with a charging station for an electric car. Any additional cars can park in the large parking lot at the ski slope, 100 m from the house.

Bedroom 1
On the ground floor with a double bed 200x160 cm. The bedroom has a private shower and sink and a wardrobe. With a roller shutter in the bedroom, there is extra privacy, nice and dark for a good night's sleep and the heat remains outside in the summer.

Hall
Behind the front door is the hall with access to the bedroom, toilet, living room and the stairs to the ^1st floor.

Toilet
There is a separate toilet room with a wall-mounted toilet.

1st ^floor
The PVC floor (entire floor) is heated or cooled.

Bedroom 2
On the ^1st floor with 2 single beds 200x80 cm. The bedroom has a private shower with rain shower and massage shower and sink and a wardrobe. The patio door with roller shutter gives access to the spacious balcony/roof terrace where you can sit in the sun all year round in complete privacy.

Bedroom 3
On the ^1st floor with a double bed 200x160 cm. The bedroom has a private shower with rain shower and massage shower and sink, a wardrobe and a TV with chromcast. The window is equipped with a roller shutter.

Toilet
There is a separate toilet room with a wall-mounted toilet.

Overflow
There is a washer/dryer combination on the landing.
