Holiday house


Will you soon be enjoying a delicious cup of coffee on one of the terraces at the holiday home in the sunny south of Carinthia in the morning? Your children will play together with the new friends they have met, together they will play football in the large open backyard. You enjoy the view of the mountains at the front or back of the house together and think back to the active day you had. Today it was the climbing forest, the children loved it. Tomorrow you will go swimming, in one of the warm lakes. The day after tomorrow you will make the walk to the Dreiländereck...  

Soon your partner will dive into the kitchen to prepare a delicious meal and you will light the barbecue for a pleasant, long evening. When the children are in bed, you can enjoy the view with candles and Austrian delicacies on the table. 

Spend your holiday all year round and enjoy the ever-changing views of the beautiful mountains. Add to that the good climate of Carinthia, a very nice house and you have all the ingredients for a top holiday. 

Carinthia Holiday Villa is a three-storey house, all to yourself. It is a semi-detached house. At the bottom of the mountain is Arnoldstein, where you will find the bakery, three supermarkets, several restaurants and shops. 

Through the hall you enter the kitchen, nice and modern with plenty of storage space, an induction hob, a large fridge-freezer. And so nice; There is a row of extra cupboards where you can store all your groceries, so wonderfully tidy. 

The living room has patio doors to the terrace on the garden side, you can step outside and through the windows you can see the children playing outside. The rocking chair is for snuggling up with a book or the Ipad. Is the weather a bit less? Then you can light the wood stove, cozy with a crackling fire, add wine and binge your favorite series. 

Are you more into games? Under the open staircase you will find a cupboard filled with various books, many games and information about the area in a folder. 

Via the stairs you reach the 1st floor. Here you will find the blue bedroom with two simple box springs and a comfortable armchair. The bed can be converted into a double bed or two single beds. Always easy if your children do want to sleep in the same room. And if someone wants to retreat for a while and, for example, play games or do crafts, you have a separate table where they can sit comfortably. 

The bathroom is separate from this room. The bathroom has a shower with water-saving shower head, water-saving toilet and sink with cupboard. 

On the left you will find the bedroom with a double bed, an open bathroom with a generous bath (1.78 long!), toilet and sink. The box spring beds can be pushed together or placed separately. This room has patio doors to the spacious balcony. In the morning, you throw open your doors and enjoy the view of the mountains from the balcony. You can also easily place the drying rack here, the clean laundry fluttering in the wind. 

A steep staircase leads to the sleeping loft. Here are 3 box-spring beds, each with their own bedside lamp and a closet for clothes. I would not recommend the attic for small children, but older children can make it a wonderful place of their own. It is a cozy attic with lots of wood. 

All beds have at least 2 pillows, 2 types of duvets (winter and summer) and a fleece blanket. The bedding, which you can rent, is white and this also includes the bottom sheet. If you bring your own bedding, keep in mind that the pillows have different sizes. 

On the ground floor is the 3rd toilet and a washer-dryer. The house is natural gas-free and well insulated, equipped with shutters. The roller shutters are also useful in the summer to keep the heat of Carinthia out and the coolness in. The washing machine has a normal size and also a quick program. We have two drying racks in the house to hang everything out. Handy for small washes. 

Through the carport you walk to the barrel sauna, with privacy the moment you walk out of the sauna. We have two bathrobes in the closet as standard. 

Next to the barrel sauna is the shed with storage space for your own mountain bike.  There is the 2nd terrace with a view of the three-country point. Here is a dining table with eight chairs and a parasol. The open garden is connected to the gardens of 192 and 191. In the barn you will also find outdoor toys. There is a trampoline in the garden. 

The house is suitable for one to a maximum of seven people. The house was built in 2020-2021. The management is in the hands of a local entrepreneur, who also has a Stube on the track.

Together with my husband I am the owner of this nice holiday home in Austria. A loose remark from my husband that he thought it would be so nice to have his own house in Austria, resulted in this newly built house in Carinthia.

It makes us very happy every time we are there ourselves with our son and daughter. We still have a whole bucket list of things we want to do and activities we want to undertake in this beautiful part of Austria from our home.

Explanation of the prices & cancellation policy

Cancellations:
• Cancellations must be made by mail 
• The costs in case of cancellation:
o Up to 42 days before the first day of rental: 30% of the principal amount, which corresponds to the deposit.
o from 42 days before the first day of rental: 100% of the principal amount.
o No show: 100% of the principal amount.
• Contrary to the above, Carinthia Holiday Villa may reduce the costs up to max. refund the deposit if new tenants are found for the period in question, for the same rent.
• If the tenant finds another tenant himself, he will be accepted by Carinthia Holiday Villa on the same terms, against payment of an administration fee of € 50 by the tenant to Carinthia Holiday Villa.
• In case of matters that make the rental completely or partially impossible, such as natural or political disasters, epidemics, strikes, etc., Carinthia Holiday Villa can cancel the rental agreement. In this case, the tenant will be refunded the principal, minus an administration fee of €50,-.

  • Outside there are three garbage cans for the separated waste. Glassware can be taken to the glass container in the large parking lot.

Location & area recommendations

Additional information

About a 20-minute drive from the house you will find the Gerlitzen ski area. It has: 51.9 km of slopes and 14.9 km of ski route for skiing and snowboarding. Winter sports enthusiasts have access to a total of 21 lifts. The winter sports area is situated between the elevations of 1,000 and 1,911 m. Most of the slopes are red, a few are blue and some are black. The lifts open at the beginning of December and run until April. The first lift is at 8.15 am and the last lift goes at 4.30 pm. Once at the top, you have a beautiful view over the valley and the surrounding area.
A 40-minute drive from the house is the Nassfeld ski area. A family-friendly extensive ski area where you can do many activities.

Family-friendly slopes, large practice areas and fun ski courses to romp around and have fun. 24 huts and "ristoranti" to take a break and recharge your batteries – with a hearty Carinthian Brettljause or with an oven-fresh family pizza. And what else? There are attractive family prices, especially compared to Tyrol.

In addition to skiing, snowboarding and taking lessons, there is much more to do. Think of tobogganing, snow hiking, touring, skating on natural ice, cross country and cross-country skiing. You can also take a tour with horses for a sleigh. It's a bit of a drive, but then you get quite a lot. There is a large car park near the big lift to the ski resort. The last time we were there, there was also an electric charging station for your car.

Since July 2024, the lift to the small ski area next to the house (the Dreiländereck) has been closed until further notice. The ski area next to the house is therefore not available, but within driving distance there are several beautiful ski areas where you can enjoy your winter sports!
Klagenfurt is a beautiful, old town near Seltschach 193. There are several dining options in the old town. We recommend the culture festival and the Kirchtagen. You will find various events on the website of Carinthia Holiday Villa, among others.
Villach is a larger town near Carinthia Holiday Villa, it is about a 20 minute drive. In Villach you will find the old center with various shops and eateries. Villach also has a large shopping mall with shops such as H&M, Blue Tomato, Müller, Interspar, but also a shop for authentic costumes. There is a large culture festival and the Kirchtagen are the major event of the region.
Here you have a nice overview of the Gailtal with the various mountain peaks. In the mountains you can walk, hike, climb, mountain bike, just cycle, climb in the climbing forest, swim in one of the many lakes, enjoy and celebrate a holiday.
Last winter we had a nice couple in our house with young, pre-school children. They were still enjoying the free life before compulsory education came into effect.

Do you need to rent the house for a longer period outside the high season? Because:
* you want to write a book,
* you are a digital nomad,
* you are ready for a different, less hectic environment for a few months,
* you want to recharge yourself and have a sabbatical,
* you would like to live abroad for a few months,
* or whatever you want.

Feel free to contact us if you want to live in a nice house that is fully equipped and where you can stay for a longer period of time. Then you can also take care of the plants and we will ensure that there are plenty of plants in the house.
In the summer of 2025, the mountain railway to the Dreiländereck will be reopened. There will be an additional attraction on the mountain for all visitors. It is not yet known exactly what it will be, but the new owner has big plans for the area.
