The apartment is equipped with 2 bedrooms and 2 bathrooms (with rain shower), a balcony (south-west oriented), a large private roof terrace of approximately 60M2 and stunning views over the Mediterranean Sea, Tabarca and the city of Alicante.

The closed urbanization offers various facilities such as a communal swimming pool, tennis court, outdoor fitness equipment, a beautiful garden and a playground. The apartment itself offers every comfort such as hot/cold air conditioning throughout the apartment, bathrooms with underfloor heating, fully equipped kitchen including a dishwasher, balcony with dining facilities and sea view, garage with private parking, WIFI internet and international satellite TV.

The 60 M2 roof terrace is equipped with seating, sun loungers, hammock, barbecue and a large sun canopy. The roof terrace belongs exclusively to the apartment. A double sofa bed is available so that the apartment is suitable for a maximum of 5 people. The apartment is also very suitable for wintering due to the convenient location of both the balcony and the roof terrace.

The apartment is just 10 minutes from the airport, 15 minutes from cities such as Elche and Alicante and within walking distance is a supermarket and several restaurants and terraces.
Construction work is currently taking place next to the urbanization, which may cause noise pollution (depending on activities).

Explanation of prices

Cancellation
1. If the tenant unexpectedly has to cancel the accommodation, the following cancellation percentages will be charged of the rental price;
o more than 60 days before the arrival date: 25%
o between 60 and 31 days before the arrival date:50%
o between 30 and 15 days before the arrival date: 80%
o between 14 days and the arrival date: 100%
2. Any bank costs associated with the refund will be borne by the tenant
3. The cancellation must be confirmed by email to the landlord, the date of receipt is leading for the calculation

Deposit
1. The deposit must be paid at the same time as the rental amount. The costs for electricity and water will be deducted from the deposit.
2. At the end of the stay, the tenant will be refunded the remaining amount.
3. In the event of damage, defects or if the accommodation is not left clean, the deposit may be withheld in whole or in part.
4. If the deposit is unexpectedly insufficient to cover the costs of water and electricity and/or in the event of damage and/or defects the amount of the deposit is insufficient, the remaining amount must be paid immediately by the tenant.

Dissolution
1. The landlord is entitled to immediately terminate the lease if the tenant, after being addressed/notified, does not behave as a good tenant. In particular if the tenant causes nuisance to the residential environment despite warnings from the owner and/or manager.
2. In the event of force majeure, the lessor is entitled to terminate the rental agreement in whole or in part without the tenant being able to claim performance and/or compensation. The landlord will make every effort to propose a suitable alternative. If this alternative is not accepted by the tenant, the amounts paid will be fully refunded to the tenant.
