Explanation of the prices & cancellation policy

Our prices include bed linen, towels, kitchen textiles and include the use of gas, (+ 1 gas bottle change in total for the bbq and gas fireplace) water and electricity.
Excluding cleaning costs of €175 and a deposit of €1500,-.
Also excluding the cost of the pool heating of €150 per week. If you wish to use the pool heating, we will deduct these costs from the deposit you have paid

General cancellation policy
The dates in the cancellation policy are those of the property's time zone.
Cancellation deadlines for receiving refunds are based on the property's arrival day in the local time zone.

To receive a full refund, cancellations must be made within 48 hours of booking and at least 8 weeks before arrival.
If you cancel between 8 and 4 weeks before the arrival day, you will only be refunded your deposit.
If you cancel within 4 weeks of the arrival date, you will not be refunded.

* Any deposit you have already paid will always be refunded in the event of a cancellation.

In which situations do you not get a full refund?
Examples of situations where cancellations with full refunds are not allowed include:
Unexpected illness, or injury.
Government obligations such as jury duty, appearance in court.
Military tasks.
Travel advisories or other government guidelines. (who do not comply with a travel ban)
Cancellation or rescheduling of an event for which the reservation was made.
Transport disruptions that are not related to a covered event, such as road closures, as well as cancellations of flights, trains, buses and ferries.
