VILLA NOREÑA HOLIDAY HOME IN CALPE
Not often do we discover a holiday home with such an overwhelming panoramic view. During the day you can marvel at the azure blue sea and the seaside resort of Calpe in the distance and in the evening you can enjoy dozens of twinkling lights. The Dutch owners have decorated Villa Noreña very nicely using a modern design. This villa with heated private pool in Calpe is ideal for a stay of two families.
LAYOUT VILLA NOREÑA
On the ground floor there is a spacious living room with plenty of light and space with a corner sofa, satellite television (Dutch channels) with DVD player and a beautiful wooden dining area with luxury armchairs. The kitchen is sleek and modern with a 4-burner electric hob, oven, refrigerator, freezer, coffee maker and dishwasher. The bedroom on the ground floor has a double bed. The bathroom has a shower, toilet and sink.
On the upper floor you will find the master bedroom with double bed (200 x 160 cm) and patio doors to the balcony with a beautiful panoramic view. This bedroom has an ensuite bathroom with shower, toilet and sink. On the ground floor are the third and fourth bedrooms. Both bedrooms have a double bed (200 x 160 cm), one bedroom has patio doors to the balcony. These bedrooms share a bathroom with a shower, bath, two sinks and a toilet. In addition, on the ground floor you will find a second living room and second kitchen.
On the ground floor there is a laundry room with washing machine and dryer. The first floor, ground floor and bedrooms on the ground floor have underfloor heating. The whole villa is air-conditioned.
OUTSIDE AT VILLA NOREÑA
The covered terrace is equipped with patio heaters and nice garden furniture. Around the pool you will find nice sunbeds. Further on you will find the spacious outdoor barbecue for cooking outside. In the evening, the villa is beautifully romantically lit by outdoor lighting and lighting in the pool. There is also a private parking space (carport). Due to the location of this villa, the sun will no longer be present on the property in the autumn and winter during the afternoon. Of course, you can just sit outside and enjoy the view endlessly and, if necessary, use the patio heaters.

PRACTICAL INFORMATION
Minimum stay: 7 nights. In the period from July to August we have a fixed arrival and departure day on Sunday. In the other months, arrival and departure are allowed on any day of the week, but your booking must be in line with previous/subsequent bookings and otherwise there must be at least 7 nights between bookings. Ask us about the possibilities. We recommend that you rent a car at this destination.

SWIMMING POOL
Heated private swimming pool (to be booked in advance, please inform us when booking): preheating costs € 100 per stay. When using the heated pool, the electricity consumption is higher. Additional consumption is calculated via the meter on site. From mid-April to June and September/October it is possible to heat the pool, other months it is not possible. In the months of July and August it is not possible to use a heated swimming pool, the temperature of the pool water in these months is very pleasant.

STAY IN THE WINTER MONTHS
Villa Noreña is suitable for winter rental, valid from November 1 to March 31. During this period it is only possible to rent per month (min. 30 nights). The villa is heated by means of a heat pump (is calculated on the basis of a meter € 0.40 per Kwh and is on average € 150 per week), to be paid in cash on site. In the period from November to March, the rent is € 1600 per 4 weeks. Winter rental is possible for a maximum of 8 weeks, with an interim cleaning and change of bed linen and towels mandatory.

A stay of equal to or less than 10 nights is considered a tourist rental. A stay of equal to or more than 11 nights is considered a short-term rental according to the law 9/2024 of the Generalitat Valenciana and for which you sign a short-term rental contract before arrival.
