Detached villa with private swimming pool located in the Sesmarias district of Albufeira, just a 10-minute walk from the beach. The idyllic beach "Praia da Coelha" is close by with a cozy little restaurant for a nice drink or lunch by the sea.

The attractive villa is quietly situated on a dead end. It is modernly furnished and fully equipped. The Portuguese fireplace in the living room provides an attractive ambiance. In the fenced garden, guests can enjoy the sun beds and the lawn by the swimming pool. From the various (covered) terraces there is a view of the swimming pool, the surroundings and the sea . The sun terrace on the first floor offers a lot of privacy and also a beautiful sea view.

The lively center of Albufeira with shops, restaurants and bars is 5 km away. In the vicinity of the villa (water) sports enthusiasts can enjoy the various options. The beautiful golf courses of the Algarve are within a 30-minute drive, such as the golf courses of Vilamoura, Oceânico Golf Faldo & Oceânico Golf O'Conner Jnr. The Herdade dos Salgados golf course is only 3 minutes away by car. Faro airport is 35 minutes away by car.

The villa is set on 1,000 m2 of private land with the terrace and the south-facing garden. The roofing of the terrace provides pleasant shade. From the modern lounge sofa you have a view of the swimming pool and the sea. The large private swimming pool is over 10 x 5 meters in size and is filtered by a salt-water installation.

A saltwater swimming pool stays fresh longer as algae, fungi and bacteria cannot survive in saltwater and you will enjoy swimming water in optimum condition for longer.

Light salt swimming water does not differ much from tear fluid and that means that red eyes and irritated skin due to chlorine are a thing of the past. People who suffer from eczema or a chlorine allergy can still enjoy this luxury at the villa through a saltwater swimming pool.

The villa has been our property since 2006 and hundreds of guests have been before you. Since 2019 this villa has been offered through Micazu. All years before this was rented through another large landlord and in 2015 , 2017 and 2018 Villa Laranjeira was voted Best Villa of the Spain / Portugal region (around 2,000 villas). Reviews for this period are available on request.

Tips for tenants:

Groups with children - In the villa there is a lot of children's toys and in the very large swimming pool there is fun inflatable material and swimming toys. In addition to the child-friendly Coelha beach , just a 10-minute walk away, there is plenty to do in the area to make your children's day even more fun. The dolphinarium-like Zoomarine (zoomarine.pt) is less than a 10-minute drive away.
Furthermore, there are two fantastic Water Parks within a 15-minute drive: Slide & Splash (slidesplash.com) and Aqualand (aqualand.pt).

A day at the Kartcentrum in Almancil is a must for older children, where you can go karting, but you can also cross a half-day with a ZandBuggy (kartingalgarve.com). Furthermore, there is a go-kart track in the underground parking garage at the Albufeira marina (less than a 5-minute drive away) (algarvekarting.com)

Groups with golf enthusiasts - Portugal is a true paradise for golfers. There are dozens of beautiful courses within a 30-minute radius. As the owner, I had the pleasure to be able to run practically all jobs one or more times. The following courses are particularly suitable for the low handicapper: Faldo Course, Vale do Lobo, Victoria, Pinhal, Salgados (only 3 minutes' drive from the villa), Boavista and Old Course. The Vilamoura courses Millennium, Vila Sol & Laguna or Pine Cliffs, Silves, Pinta and Gramacho are very suitable for the higher handicapper.

For very reasonably priced green fees, you can use TeeTimes (algarvepackage.com or teetimes.pt). You can reserve a teetime by telephone and pay with your credit card. The voucher is sent directly to the course. You can turn immediately upon arrival!

Groups with culture admirers - Portugal is one of the oldest trading countries with a variety of sights and beautiful places. A multitude of travel guides tell everything about this. Various travel guides are also available in the library of the villa. Highly recommended are: Tavira, Silves, Albufeira, Sagres and especially beautiful Cabo de São Vicente (Cape Saint Vincent).

Groups with book lovers - the villa has a large library with more than 150 titles. Mainly Dutch but also some English and German books. A list of all titles can be e-mailed on request. This often saves many kilos in your luggage!

Villa Laranjeira has been our property since 2006. It has been our second home in the beautiful and sun-drenched Algarve for years for our family (2 sons, 1 daughter).
A wonderful Southern European country with excellent infrastructure and extremely friendly people. Almost all residents speak English.

Since we have limited use of the villa ourselves, we have been making it available to other Portugal enthusiasts for over 17 years.

Explanation of the prices & cancellation policy

Our prices are all-in (excl. local tourist tax). That means that nothing is added at all . No booking costs, no reservation costs, no electricity costs with normal consumption, no costs for final cleaning, no costs for a baby cot or chair, etc. etc. so nothing at all. Moreover, you rent directly from the owner so you have the lowest price guarantee!
When booking through the major well-known villa providers , you often pay up to 25% more!

Security
A €250.00 deposit must be paid. If the villa has been inspected and no damage has been found and/or extra cleaning has been done, the deposit will be refunded within 2 weeks after departure.

Payment
A first payment, equal to 30% of the rental rate, must be paid directly upon booking. Only after your 30% deposit has been received, your booking is final. The first payment can be made by bank transfer. The balance must be paid at least 90 days before arrival.

Villa Laranjeira has been managed by Nuno Alexandre for more than 12 years. Nuno himself lives with his family in Albufeira and runs a Real Estate and Property Management company with his father.

Since Villa Laranjeira is our property, Nuno has been the manager of Villa Laranjeira and welcomes all guests, ensures that the villa is in tip-top condition and is available 24/7 for our guests if they have questions or problems.

So no hassle with calling the owner in the Netherlands, but direct local assistance!

Nuno speaks English very well and even a few words of Dutch and knows how to find everything in the Algarve.

The rental takes place legally under the following General Rental Conditions.

RENTAL AND RENT
The parties hereby enter into a rental agreement regarding a holiday villa called VILLA LARANJEIRA located in: Sesmarias in ALBUFEIRA, Portugal, hereinafter referred to as 'the rented property'.

ARRIVAL AND DEPARTURE
Check-in is from 5:00 PM and check-out is until 10:00 AM, unless otherwise agreed.

SMOKING
Smoking is not allowed in the holiday home.

PETS
Pets are not allowed in the holiday apartment under any circumstances.

GROUPS OF YOUNG PEOPLE UNDER 24 YEARS OF AGE
There will be no rental to groups of young people under the age of 24.

DEPOSIT
The deposit of €250.00 must be paid immediately upon reservation.
This deposit is not rent, and is fully refundable within 14 days after departure, if the following requirements are met:

• No damage has been caused to the home or its contents, except through normal use;
• No fines have been imposed due to illegal activities, pets, other rentals or services ordered during the stay;
• All waste has been cleared away in the appropriate containers and all kitchen equipment used has been cleaned and tidied up;
• All keys have been given to the manager and the property has been left locked;
• All bills during the stay have been paid before departure;
• No bed, kitchen linen or towels are missing or damaged;
• No early arrival or late check-out;
• The tenant has not been evicted from the accommodation by the manager (or representative of the owner) or the police.

MINIMUM LENGTH OF STAY
The holiday apartment must be rented for at least seven (7) consecutive nights. Longer stays may apply during high season. If a guest books less than 7 nights, at least the rate of 7 nights will be charged.

BED AND BATH LINEN
The rental rate includes one set of clean bed linen and one set of clean bath towels per person. We recommend bringing beach towels for outings; it is not permitted to take towels from the home.

CLEANING
The holiday apartment must be found clean and tidy. If this is not the case, this must be reported immediately to the landlord, so that he or she can have things corrected.

Upon departure, the house must be left clean and tidy.

MAXIMUM OCCUPANCY
The maximum number of guests is limited to eight (8) persons, excluding 1 infant. It is not permitted to inhabit or use the home with more than eight (8) adults.

TRAVEL AND CANCELLATION INSURANCE
We recommend that all our guests purchase travel and cancellation insurance for their holiday.

PAYMENT An initial payment, equal to 30% of the rental rate including additional costs and deposit, must be paid immediately upon booking. Your booking will only be final after your 30% deposit has been received. The first payment can be made by bank transfer. The remaining amount must be paid a maximum of 90 days before arrival. LATE PAYMENT AND CANCELLATION BY TENANT In the event of late payment, you are in default. You will be notified of this by email and you still have the option to pay the amount due within 5 working days. If payment is still not forthcoming, the agreement will be deemed to have been canceled on the day of default. In case of cancellation (and / or default) we charge the following amounts, depending on the date of cancellation by the tenant. • Cancellation more than 90 days before the start of the rental period: 30% of the rent; • Cancellation between the 90th and 60th day before the start of the rental period: 50% of the rent; • Cancellation between the 59th and the 30th day before the start of the rental period: 75% of the rent; • Cancellation less than 30 days before the start of the rental period: 100% of the rent. If the tenant does not use the vila or leaves it before the end of the rental period, no refund will be made. The cancellation fees will be deducted from the amounts already paid. CANCELLATION BY THE LANDLORD If due to unforeseen circumstances the landlord has to cancel a lease, the tenant will be informed immediately and a refund will be made. If the cancellation is not the result of force majeure, the landlord will additionally pay an additional amount of 20% of the rent, being the usual compensation for damage and inconvenience. COMPLAINTS AND DISPUTES The apartment has been carefully inspected before your arrival. If, however, something turns out to be wrong, please contact the manager immediately. No complaint will be processed if it is not reported by telephone within 48 hours after the villa has been taken into use and is followed by an email confirmation. The same rule applies if something serious occurs during the stay in the villa. FALSE RESERVATIONS Reservations made under false pretenses will result in the withholding of your payments, deposits or rental amount made, and the party will not gain access to the property. LIABILITY The owners are not liable for accidents, injuries or illnesses that occur during a stay in or around the house. The homeowners are also not liable for the loss of personal belongings or valuables. By accepting this reservation it has been agreed that all guests or other guests expressly acknowledge the risk of damage resulting from the use of the house. The landlord cannot be held liable for inconveniences caused by the work of third parties, such as the municipality, province, garden companies, etc. The tenant is liable for damage to the rented property, including damage to or loss of (part of) the inventory caused during the rental period, unless the tenant can demonstrate that the damage cannot be attributed to the registered travel group. The amount paid out under any insurance will be deducted from the damage amount. The landlord declines any responsibility for loss, theft or damage to luggage, personal belongings or vehicle, as well as for costs resulting from not reaching the villa on time due to delay.

General Terms and Conditions (part 2 of 2)

Since May 2024, all tourists in the district of Faro have to pay a tourist tax on site. This can be done via a QR code which is available in the villa or via the accompanying brochure.
