After receiving your reservation request, you will receive confirmation, rental conditions and invoice with the total booking amount as soon as possible. The reservation becomes final after receipt of your down payment of 30% of the rental amount. Down payment must be paid within 2 weeks. If this is not the case, the booking will be canceled and the period will be released again for other tenants.
Remaining payment of 70% must be paid 8 weeks before the start of the rental period. For reservations made within 8 weeks before the start of the rental period, the entire rental sum and deposit (200 euros) must be paid immediately after receipt of the invoice. If for any reason the tenant cannot, does not want to or will not accept the holiday home on the agreed date, he must immediately inform the landlord of this in writing or by email. If you cancel more than 3 months before the start of the rental period, 10% of the rental price will be charged. Cancellation 90-60 days before start 25%. Cancellation 59-30 days before the start 50%. The entire rental sum remains due less than 30 days before commencement. If the tenant does not use the property or leaves it before the end of the rental period, no refund will be made. We recommend that you take out cancellation insurance. The house is used exclusively for tourist purposes and only rented to the number of people as described in the rental contract. No rental to youth groups under 25 years of age. The tenant will adhere to the house rules and ensure that the property is left in the same condition as it was found. The tenant is liable for damage or loss of the inventory caused by persons in the company of the tenant. Any damage or costs incurred will be recovered from the tenant.
Costs for the use of electricity and water during normal use (3.5KwH per person per day; visible on the meters) are included during the period April 15 to October 31. From November 1 to April 14, used energy costs will be charged at 0.29 ct per KwH after the rental period ends.
For winter visitors (November-April) different rates apply for a stay of at least 4 weeks: adjusted rental price of 250 euros per week, mandatory final cleaning of 75 euros, during the rental period the tenant takes care of laundry and cleaning himself, extra linen will be provided (2 sets per person) for the entire rental period.
Contractual relevant changes (e.g. change of name of the tenant, number of persons, arrival or departure day must be reported by the tenant to the landlord by email. The changes are only valid if the landlord has confirmed the changes desired by the tenant in writing.
