The property is 7 km from the well-known Umbrian town of Orvieto, 10 km from Civita di Bagnoregio and 20 km from Lake Bolsena. It is located in a quiet area, where it is possible to relax in any season and offers 100% privacy to the guests. The house is built entirely in the typical local stone, the tuff. The house has a fully enclosed garden with swimming pool (12x6, depth 160cm) and play equipment with football goals and volleyball net. The whole property is for private use, the villa-garden-swimming pool is not shared with other persons. The house has a large veranda where you can eat outside from May to October. Barbecue and outdoor oven are available for cooking. You will also find a lounge set for your aperitifs!!!. From the swimming pool you have a beautiful view of the valley and the vineyards. The wineries of Poggiocavallo and Custodi are 2 and 2.5 km from the property, we recommend a nice walk with wine tasting. The house is suitable for 10 adults + 2 children + babies. There are 5 bedrooms, all with en-suite bathrooms. The ground floor has a living room with 8 sofa beds, large flat-screen TV and fireplace, dining area for 8 people, well-equipped kitchen, toilet, 1 bedroom (double bed) with en-suite bathroom. -suite bathroom (toilet/shower), 1 bedroom with 2 single beds and en-suite bathroom (toilet/shower). On the 1st floor there is another small living room with a sofa for 3 people and a table and 3 bedrooms. All with a double bed and a private bathroom (toilet / shower). All 5 bedrooms are air-conditioned. There is the possibility to add two extra beds for children/teenagers in two bedrooms. Baby cot and high chair are also provided. On the basement floor you will find a large living room with fireplace, kitchenette and a large rustic table for more than 14 people. On the same floor there is a toilet with a laundry corner (washing machine/dryer). The nearest grocery shop and bar are 2 km away. Large supermarket at +/- 8 km next to the highway exit at Orvieto (turn right after the exit, at the first roundabout you will see the Coop on the right side of the road), open every day from 8:30 am to 8:30 pm and on Sundays from 9 to 20. Nearest restaurant at 4.5 km (Ristorante La Badia). The location is ideal for visiting Umbria, southern Tuscany (Siena, Arezzo, Montepulciano), Rome and northern Lazio. The sandy beaches of the sea are 70 km away. From the holiday home you can be in the center of Orvieto or on the Rome-Florence highway in about 10 minutes. Orvieto Scalo train station is 8 km away, the journey time is 1 hour for Rome and 2 hours for Florence.
