This detached villa is located near the charming village of Montecchio in a hilly and quiet location. From the garden and the covered terrace you can enjoy the panorama over the Tiber Valley. The house has a large garden with a 10x3.5 swimming pool, all for the tenant's private use. It is suitable for a maximum of 10 adults + 2 children: 2 bedrooms with double beds, 3 with two single beds (one with a double sofa bed). The 4 bedrooms on the 1st floor have air conditioning. The covered terrace has a table and chairs for outdoor dining, and a barbecue is also available for cooking. The villa is conveniently located to visit Umbria, southern Tuscany, Rome and northern Lazio. From the holiday villa you can reach the Rome-Florence motorway in about 25 minutes by car. Orvieto train station is 25 Km away, from Orvieto you can reach Rome and Florence by train in about an hour and a half. In the village of Montecchio (within walking distance) there are the following shops: bar, bakery, butcher, supermarket, grocer, pharmacy. There is a large supermarket on the way to the house next to the motorway exit at Orvieto (after the exit turn right, at the first roundabout you will see the Coop on the right side of the road), open every day from 8:30 am to 8:30 pm and on Sundays from 9 am to 8 pm Recommended restaurants La Perla (in the center of the village ), Sala della Comitessa (Baschi, 11 kms), Casa Vissani (Baschi, 11 kms...but very expensive), Il fontanile (7 kms).

After my master's degree in general economics in June 2002, I worked full-time at our company for the rental of holiday homes. Explanation of the prices & cancellation policy

The property is rented to you only at all times. House, garden, swimming pool are not used by other people.

The swimming pool is open from mid-May to mid-October. Early May and late October in consultation.

Payment terms: deposit 10% of the booking amount. Payment of the balance must be made no later than 60 days before arrival.

Cancellation policy: if the tenant cancels the agreement in the period up to 61 days before the start date of the rental period, he will still owe 10% of the booking amount; in case of cancellation from 60 days 100% of the rental amount. You can also take out cancellation insurance through MICAZU during the booking.

The booking price includes:
Bed and bath linen (pool towels not provided)
Consumption of water, electricity, gas (except in the case of heating consumption)

In Umbria, also known as the green heart of Italy, tourism is on the rise because of the unprecedented harmony between nature, antiquities, historic centers and culture. Rural tranquility, good facilities, an inimitable kitchen are the big draw. The region is less touristy than Tuscany and this is a plus for most people who come on holiday in this region. The region is easily accessible by people who come by plane, the nearest airports are Perugia and Rome. It is an ideal starting point to enjoy the tranquility of the surrounding hills and mountains and on the other hand to make at least 40 trips by car to beautiful cities such as Todi, Orvieto, Narni, Spoleto, Viterbo (15 to 40 min.) or Perugia, Gubbio, Spello, Assisi, Tuscania and Tarquinia on the coast with a magnificent small museum of Etruscan art and Etruscan tombs with 2300 year old frescoes (60-75 min.) or a little further north the Etruscan city remains in Volci. In addition, in the immediate vicinity there are numerous charming - originally medieval - villages that are increasingly being restored for weekend and summer tourism: San Restituta, Civita di Bagnoreggio, Lugnano, Stroncone, Labro (max. 40 min), Montefranco, Arrone, etc. Also nearby are the vast remains of the Roman city of Carsulae. You can also easily visit places in southern Tuscany by car such as Siena, San Giminiano, Pienza, Cortona, Sinalunga etc. Many tourists visit Rome once or more, by car or by train from the stations of Terni, Narni-Amelia, Orte and Orvieto . And let's not forget the mountains with sometimes beautiful forests, eg Terminillo (up to 2000 meters by car). You can also reach the beautiful lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno in 30 to 60 minutes; with boat trips on both last lakes to the islands. The Mediterranean Sea and the sandy beaches between Tarquinia and Chiarone are about 90 km away (1h20 driving). Near the town of Terni it is also possible to visit the waterfal Marmore (which can be switched on and off due to a reservoir), near the waterfal is a rafting / canoeing / hyrdospeed center.
