The property is located 5 km from the villages of Lugnano in Teverina and Attigliano, on the border between Lazio and Umbria. It is a quiet location with panoramic views over the valley. The entire property is for the private use of the tenant (NOT SHARED with other holidaymakers or the owner). It features a large garden with a swimming pool of 11 by 4.5 meters. There are two buildings on the property: the main building (3 bedrooms for a total of 5 beds) and the annex (2 bedrooms, for a total of 4 beds). The main house has on the ground floor a living room, kitchen and a bathroom with toilet and shower. On the east side there is a terrace with table and chairs for outdoor dining, from where you also have a panoramic view of the valley and the pool. There is a second terrace with table and chairs on the west side of the villa. You can eat here in the shade of the trees. There is also a barbecue. The bedrooms are all on the first floor (you can also reach this floor via an external staircase). There are two bedrooms with a double bed and a third with a large single bed (also suitable for two children up to 10-12 years old). There is a bathroom with toilet and bath upstairs. The two bedrooms with a double bed are both air-conditioned. A baby cot and a rollaway bed are available on request. The annex, 10 meters from the main house, has a living room with kitchenette, two bedrooms with double bed and air conditioning and a bathroom with toilet and shower. The location of the accommodation makes it possible to quickly reach the most important cultural and natural beauties of Umbria, northern Lazio and southern Tuscany. The property is just a 15-minute drive from the Rome-Florence motorway. Orte Train Station is 20 km away, from where you can take the train to Rome or Florence. Shops, supermarkets and restaurants can be found in the villages of Lugnano in Teverina and Attigliano. There is a supermarket 50 meters on the right after the highway exit (Todis).
