House private pool in Umbria/Amelia


The holiday home is located in southern Umbria in a quiet area on the edge of a forest. The entire property is for the private use of the tenant. The house can accommodate up to 6 people (2 bedrooms with double bed and 1 with 2 single beds, a baby cot is also available). The whole house is on the ground floor (no steps, the property is very suitable for people with mobility problems). There is a very spacious dining/living room with open kitchen. It features divan with 5 seats, and table/chairs suitable for 8. High chair available. There are two bedrooms with double beds and one with 2 single beds (these can be joined on request). The swimming pool is located next to the house and is 12x6 meters in size and has roman steps. The house has a large covered terrace with tables/chairs for outdoor dining and other garden furniture. A few meters away is also a barbecue for cooking. Also available: 2 bicycles, ping pong table and lawn with football goals. Good Wi-Fi internet connection available free of charge. Supermarkets, bakery/confectionery, bars and other shops are available in the village of Castel dell'Aquila (2.5 km). Larger supermarkets in the village of Avigliano Umbro (6 Kms) and the town of Amelia (15 Kms). The supermarkets COOP (via 1 maggio no.31 - Amelia) and Superconti (via Nocicchia no.32 - Amelia) are open on Saturdays until 19:30 and are also open on Sunday mornings, the supermarket Eurospin (Via Roma no.205 - Amelia) is open on Saturdays until 20:00. The nearest restaurant/pizzeria (also takeaway) is 5 km just outside the village of Sambucetole. Recommended restaurants: La Gabelletta (outside Amelia on the road in the direction of Foce), La Locanda del Conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant / pizzeria). Open market in Amelia on Monday morning.

I was born in the Netherlands (Leidschendam) of a Dutch father and Italian mother. I lived in the Netherlands until 1985 when we moved to Italy (Umbria region). After my master's degree in general economics in June 2002, I worked full-time at our company for the rental of holiday homes. I also provide financial management for Dutch foundations, including the Hofje van Nieuwkoop in The Hague, the largest courtyard in the Netherlands with 62 homes.

Explanation of the prices & cancellation policy

The house is rented to you alone at all times. House, garden, swimming pool are not used by other people.

The swimming pool is open from 1 May to 30 October. 

The booking price includes:
Bed and bath linen (pool towels not provided)
Consumption of water, electricity, gas (except in the case of heating consumption)
Wi-fi internet connection
Final cleaning 

Other costs to be paid on the spot (charged according to consumption):
(after consumption) heating costs euro 5 per cubic meter
(on request) change of bed and bath linen 10 euros per person

Deposit is paid in advance, with the rental price and refunded within 1 week after departure by bank transfer to your bank account. Any damage or missing household goods will be deducted from the deposit. 

Longer periods (more than 4 weeks) in consultation.

Cancellation Policy:
If the tenant cancels the agreement in the period up to 7 weeks before the start date of the rental period, he will continue to owe 30% of the rent; in case of cancellation after 7 weeks 100%. You can also take out cancellation insurance with Allianz through MICAZU during the booking.

Additional information

In Umbria, also known as the green heart of Italy, tourism is on the rise because of the unprecedented harmony between nature, antiquities, historic centers and culture. Rural tranquility, good facilities, an inimitable kitchen are the main attraction. The region is less touristy than Tuscany and this is a plus for most people who come on holiday to this region.
The region is easily accessible by people who come by plane, the nearest airports are Perugia and Rome. It is an ideal starting point to enjoy the tranquility of the surrounding hills and mountains and to make at least 40 trips by car to beautiful cities such as Todi, Orvieto, Narni, Spoleto, Viterbo (15 to 40 minutes) or Perugia, Gubbio, Spello, Assisi, Tuscania and Tarquinia on the coast with a magnificent small museum of Etruscan art and Etruscan tombs with 2300 year old frescoes (60-75 min.) or a little further north the Etruscan city remains in Volci. In addition, in the more immediate area there are numerous charming - originally medieval - villages that are increasingly being restored for weekend and summer tourism: San Restituta, Civita di Bagnoreggio, Lugnano, Stroncone, Labro (max. 40 min), Montefranco, Arrone, etc. Nearby are the extensive remains of the Roman city of Carsulae. You can also easily visit places in southern Tuscany by car such as Siena, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit Rome one or more times, by car or by train from the stations Terni, Narni-Amelia, Orte and Orvieto .
And don't forget the mountains with sometimes beautiful forests, such as Terminillo (up to 2000 meters by car). You can also reach the beautiful lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno in 30 to 60 minutes; with boat trips on both last lakes to the islands. The Mediterranean Sea and the sandy beaches between Tarquinia and Chiarone are about 90 km away (1h20 drive). Near the town of Terni it is also possible to visit the Marmore waterfall (this can be turned on and off due to a reservoir), near the waterfall there is a rafting/canoeing/hyrdospeed center.
In the town of Amelia there are several supermarkets (COOP, Super Conti, Eurospin… also open on Sundays), butchers, bakers, fruit & vegetables and bars. Almost all types of shops are available in the village, open market on Tuesday morning outside the old town and Saturday morning in the old town next to S.Francesco Church. The nearest restaurant is 3 km away (Il Merendero, great place to eat meat, truffle and other typical dishes). Other recommended restaurants: La Gabelletta (outside Amelia on the road towards Foce), Il ristoro del Falco (restaurant/pizzeria), Montenero (restaurant/pizzeria). For a happy hour/cocktail we recommend No way in the old town, Il Chicco d'oro on the square with a view of the city wall and Sister Act. Other activities in the area and around Amelia: clay tennis courts, horse riding, mountain bike trails. If you want to visit Rome, Orte train station is a 20 minute drive away, there is a train to Rome every 30-40 minutes and in 45-60 minutes you can be in the center of the city. If you want to go by car, the drive to Rome's ring road is 45 minutes, we recommend that you park the car in the Villa Borghese car park.
