House with private pool south Umbria

The property is located 90 km northerly of Rome, 3 km from the town of Amelia (1,2km from the nearest restaurant and 3km from supermarket). It lies in a very quiet area with nice panoramic views. The property features a large garden (completely fenced) with a 10.5x5 meter swimming pool (with romain stairs). The entire property is for private use of the tenant and is not shared with other people. The pool area is equipped with sunbeds, gazebos. On the eastern side of the villa there is a flat lawn where the children can play (there are also swing & slade for small children/babies of 1-3yo. On the northern side there is a gazebo with table and chairs to eat outdoor, you can enjoy the panoramic view on the landscape and the sunset.On the western side there is a porch with tables / chairs to eat outdoor.From here you can enjoy also a very nice view on the landscape and pool.The property is suitable for up to 15 persons and has in total 5 bedrooms / 11 sleeps and there are furthermore 2 spare beds for children, 2 baby cots and a very comfortable double sofa bed (mattress good as the one of a normal bed), the last lies next to the dining area of the basement floor.The villa has on the ground floor a living area with seven sofa seats & smart TV 40 inches, the large windows let enjoy the panoramic views.Next you will find the dining area with table/chairs for 10 persons.There is a fully equipped kitchen with dishwasher, oven, f ridge/freezer, hob 4 fires). On this floor there are 2 bedrooms (one with double bed and single bed, the other with double bed - both with air conditioning). There is one bathroom with toilet and tub and a second bathroom en-suite the bedroom with double bed, it has toilet and shower. Through the stairs you can reach the mezzanine with 2 single beds. There is air conditioning in the living area usefull to refresh also the mezzanine. Going down we arrive at the basement floor. The two bedrooms (both with double bed) on this floor are always fresh so air conditioning is not necessary here. On the left side there is a living area with sofa (it's also a very comfortable double sofa bed) and flat TV 40 inch. The dining area has chairs and table for 12, from the door window you have view on the garden. The kitchen is equipped with fridge/freezer and through the door window you have direct access to the garden/covered area to eat outdoor. The two bedrooms have both a double bed. There is one bathroom with toilet and shower. Laundry room with washing machine.
In the town of Amelia there are several supermarkets (COOP, Super Conti, Eurospin also open Sunday), butchers, bakers, fruit & vegetables and bars. Almost all kind of shops are available in Amelia. The nearest restaurant / pizzeria is 1 km far away. Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria), Montenero (restaurant/pizzeria). If you want to visit Rome, the railway station of Orte is at a 20-minute drive, there is a train to Rome every 30-40 minutes, and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ringroad is of 45 minutes, we recommend to leave the car in the car park of Villa Borghese.

The second bathroom (toilet and a shower) is en-suite to the double bedroom. Via the stairs you reach the loft with 2 single beds.
Basement: 2 double bedrooms, a living room with a double sofa bed (very comfortable) and a flat screen TV 40 inches, dining room with chairs/table for 12 people, kitchen with a fridge + freezer / oven and direct access to the garden / covered terrace for outdoor dining, a bathroom with toilet and shower, laundry room with washing machine.
