Approx. 24 km from the Adriatic beach at the foot of the Apennines is our country house with vineyard. (approx. 1450 km from Utrecht). The winery is located in the province of Le Marche in central Italy.

SOPRA - Villa San Vitale offers this luxury 4 pers app in May, June, July, August and September 2025. incl. 2 separate bedrooms for up to 4 people. May, June and September from € 735 for 2 people. (extra bedroom to be booked separately).

Super comfortable apartment (SOPRA) for 4 people available (with 2 separate large bedrooms) see photo 1 and further. Especially our king-size beds are of absolute top quality. The kitchen is equipped with all appliances, spacious living room, large terrace with unobstructed views and bathroom with walk-in shower.

The swimming pool (5.49 m in diameter and 1.40 m in height) is for communal use. In addition, we advise our guests with sophisticated restaurants, the nicest secret places, the best village festivals and the ultimate sagra's. Discover the Marches (Le Marche) in Italia and enjoy a grandiose holiday in peace, privacy and delicious food in a still purely undiscovered part of Italy!

We are a Dutch couple: Klaas and Elizabeth. In 2011 we started the renovation of Villa San Vitale. We only rent for a few weeks in the summer. We offer comfortable accommodation for those who enjoy peace, nature, culture and Italian cuisine. We have a lot of knowledge of the area and provide you with information and trips in the area. Such as village festivals, beach parties, the right restaurants & cultural trips to medieval villages & walking and cycling trips

This accommodation is a spacious 3 room apartment, suitable for 4 people, with a large terrace. In apartment Sopra there are 2 separate bedrooms of approx. 21 m² each. This apartment is located on the first floor. This lovely place offers cosiness and comfort but above all privacy and tranquility. Private entrance and private terrace with lots of privacy.

Villa San Vitale recommends that you take out cancellation insurance. You can find different providers on the Internet. Ao ANWB, Allianz Global Assistance or Europeesche Insurance offer good insurance. A short-term travel insurance with cancellation coverage can already be booked for € 1.60 per day to cover Italy (Europe). Only a cancellation is obviously advantageous.

There are several types of insurance, a decreasing insurance, which shut down per trip and a continuous travel insurance, it runs with you throughout the year.
we recommend a descending insurance for a great holiday at Villa San Vitale. Here you can choose two additional extensions: Composite Observer and travel.

Observer
You can cancel when at home, in your family, occur nasty developments with confidence, makes perfect sense. But what if something happens to one that fits your home and pets? Or the person who perceives your business during your holiday? Or with a friend who suddenly becomes seriously ill? Even then this insurance offers a solution. 1% additional premium per observer can insure anyone who can give reason to go back home.

composite trip
Does your trip from loose parts, such as a plane or car trip, a booking in our villa and a tour, this is a complex journey. The failure of giving one of the components in an ordinary cancellation is not entitled to reimbursement of the other components. If you opt for the extension "Composite journey" then you have the perfect solution; the cancellation of the remaining components are then reimbursed indeed. This insurance is fairly new and was developed in response to the ash clouds in the sky leaving many travelers outside their fault their holiday destination also had arrived or incur additional costs per stay.

If you want to insure the expansion Observer or Composite Trip please mention this when booking. The above is just an advice to our clients. A simple cancellation coverage will unlikely event that required sufficient to obtain compensation from the rental price for your cost of books in our Villa.

Conditions:
50% of the rental amount must be paid upon reservation; at the latest 3 weeks before arrival the full amount must be credited to our account.
The deposit of 50% does not apply to last minute bookings (a last minute booking is a holiday booked 3 weeks or less than 3 weeks before arrival) or bookings with additional discounts, in which case the entire amount must be paid in advance.
In the event of a 50% deposit, the full amount must be credited to our account no later than 3 weeks before arrival.
If the remaining amount is not in our account on time then the entire reservation can be canceled, however without refund of the deposit (so that we can still rent the holiday home with a last minute price).
We advise you to take out cancellation insurance. See our separate information about a cancellation insurance.

We only accept bookings from persons aged 18 and older. A reservation is only definitive after receipt of our confirmation and the crediting of the amount due to our account.
We will then email you the reservation confirmation directly.

We reserve the right to refuse a reservation at any time without giving reasons.

Final cleaning :
The costs for the final cleaning are € 75, - per apartment this is deducted from the deposit. We expect you to leave the spaces tidy.

In the event of default, additional cleaning costs may be charged.

Deposit: 3 weeks before arrival there must be paid a deposit of € 150. This will be refunded within 10 days after departure if no damage is done, after deduction of the costs of final cleaning.
