Casa Roman Chan is a beautiful farmhouse that is more than 100 years old. The house includes 1.5 hectares of agricultural land, which is leased by Beppe Barchetta, the farmer who lives at the top of the hill. We just bought it from the previous owners and we want to continue to make it our little paradise. Those looking for peace, nature and beautiful views have come to the right place.
The house is located in the palm of a hill, with a wide view of the beautiful valley of the Tenna.
The total area of the house is 450 square meters, spread over three floors. The garden and terrace face south.
On the ground floor there is a games room (with ping-pong table) and a separate, bright bedroom with a separate toilet and private bathroom.
The games room has large windows overlooking the valley and the village of Penna San Giovanni, which is a stone's throw away. The separate bedroom was added in 2016 and has a double bed, with new sanitary facilities, toilet and walk-in shower.
These rooms both open onto the terrace. There is also a pergola, which, overgrown with grapevines, keeps most of the heat off the terrace in the summer. The house is completely surrounded by terraces. Shade for everyone!
The rest of the living areas are all on the upper floors. At the top of the stairs on the right is the first bedroom with a comfortable double bed. On the other side is the TV room, and straight in front of you is the spacious kitchen and dining room.
The spacious kitchen has been completely renovated and has a modern gas stove, a large refrigerator with freezer and microwave. There is an adjacent dining room for 6 people. Behind it is a spacious living room with two large sofas, books, a record player and games.
On the top floor, under the roof, there is a bathroom (with toilet and small bath) and another bedroom with a double bed (and a child's bed). In addition, there is also the large bedroom and play room that can accommodate 6 people (4 beds and a bunk bed). In this room there is also a shower room (with shower and toilet).
The house is located in San Venanzo, a village between Monte San Martino and Penna San Giovanni.
San Venanzo is close to the Monti Sibellini National Park, with breathtaking views, hiking and mountain biking trails and lakes. But towns such as Amandola and Sarnano (one of the fifty most beautiful Italian borghos) are also relatively close. A little further away is the coast, the student city of Macerata, Offida and the beautiful Ascoli Piceno: little Siena. Just as beautiful, but much less busy.

“Many of my friends in the UK still don't know where it is — I usually describe it as 'halfway down the boot of Italy on the right hand side'. We have the Adriatic coast with many seaside towns which are popular with Italian holidaymakers in Summer and inland we have the Sibillini mountains which offer wonderful climbing and small skiing resorts. I live deep in the countryside at 550m in the foothills of the Sibillini — we can be on the beach in 45minutes drive and up on the tops of the Mountains in 30 minutes. I absolutely adore living here. It is less touristy than some other regions and property is in my opinion much better value.”
