Villa Rose e Fiori is a detached villa and is located on a hill on a cul-de-sac on a plot of 1.2 hectares of land. The villa is located on the south, about 6 km from the beach (5-10 min in the car) and no parking problems. It has panoramic views of the sea, the valley and the Sibillini mountains. The villa is sheltered by the many surrounding trees.

Just 2.6 km away is the picturesque village of Potenza Picena, where you will find shops and restaurants. A small supermarket is within walking distance (2 km). The large coastal town of Civitanova is 12 km away and offers beach clubs, markets, outlets, beautiful shops and many restaurants. The beautiful beaches of Porto Recanati are 13 km away and the Conero is only 25 km away. For a cultural trip, the towns of Loreto, Macerata, Recanati and Morrovalle are recommended and can be reached within a radius of up to 20 km.

The house has an open kitchen with a large sitting and dining room. There are 4 bedrooms with 2 bathrooms and a separate toilet. One bedroom is air-conditioned, while the other bedrooms have fans. Thanks to its location on a hill near the sea, there is always enough wind to cool off. Around the house is a lovely covered terrace with a lounge sofa and a large dining table. There is also a barbecue, a pizza oven and several outdoor showers. The garden is terraced. The pool can be reached from the house with a staircase down.

Explanation of the prices & cancellation policy

If the renter wishes to cancel the booking for any reason, the renter must always confirm this by e-mail to the landlord (even if this has already been communicated to the landlord by telephone, for example).

The landlord will charge the following amounts, depending on the date of written cancellation by the tenant:

cancellation more than 3 months before the start of the rental period: free of charge
Cancellation between the 90th and the 60th day before the start of the rental period: 25% of the rental price
Cancellation between the 59th and the 30th day before the start of the rental period: 50% of the rental price
cancellation less than 30 days before the start of the rental period: 100% of the rental price
If the tenant only announces on the start date or during the rental period that he will not make any use of the leased property, he will continue to owe the full rent.
