Villa Le Tolfe

Holiday home le Tolfe is an authentically restored farmhouse near the town of Arcevia in the hills of Le Marche. The house has been modernized in recent years while retaining the original details. The villa has a large kitchen-diner that is fully equipped. A living room with fireplace. 4 spacious bedrooms and can accommodate 8 adults.

From the large terrace you look out over the rolling hills of Le Marche, and in clear weather you can even see the sea. It is located in the middle of a natural park and the house is surrounded by a 2000m2 garden, so if you are looking for peace and quiet, this is the place for you. There is plenty to discover and see in the area, nice towns, local restaurants, wine farms, the sea is a 40-minute drive away.

From the Netherlands you can fly to a number of airports, the nearest is Ancona, forty minutes away (no direct flights from the Netherlands). Perugia, direct flights only in summer, an hour's drive from the house. And from Schiphol you can fly every day to Bologna, which is a 2.5-hour drive from the house. It is approximately 1,500 kilometers away from the center of the Netherlands.

We have been owners of this old farmhouse in a beautiful spot in Le Marche for a year now. We have been to Tuscany a number of times to cycle and during a cycle tour we decided to buy a house in Italy as a base for beautiful cycle tours. In 2020 we sold our two restaurants in Amsterdam and decided to live our dream and buy a house in Italy.

Cancellation by tenant

In case of cancellation by the tenant up to six weeks before the date of arrival, a 50% refund of the total amount will be made. That is, when the total amount has been paid by the tenant at the time of cancellation. If only 50% of the total amount has been paid at the time of cancellation, there will be no refund. In case of cancellation within six weeks before the date of arrival, no refund will be made. We recommend that you take out cancellation and travel insurance.

Cancellation by the landlord In case of force majeure or unforeseen circumstances, the landlord can cancel the reservation. Unforeseen circumstances and force majeure include, but are not limited to: – that the house is no longer suitable for rental (for example: due to (natural) disasters) – that the house is no longer available (for example, due to sudden sale of the house by the landlord) or a double reservation. In this case, the landlord will refund the rental costs already paid in full or in part without being liable to pay any compensation. The landlord is never liable for the costs of any services reserved by the (co-)tenant himself (for example: airline tickets, car rental, boat crossing, bus/train travel, etc.).

Additional costs Final cleaning costs €150 + 12.50 p.p. for the linen costs are included in the final payment.
