Holiday house


This detached holiday home (built in 2007) is located in Ponteils-et-Bresis in the beautiful Cévennes. The house is located in a small hamlet ('Montselgues') in a dominant position with a panoramic view over the Cévennes. The house (75m2) is located on a spacious (1850 m2) private plot and offers you privacy, peace and quiet.  

Description house.
Inside: On the ground floor there is a living room with an open kitchen (with oven, refrigerator, ceramic hob, microwave, bread machine, coffee maker, kettle,  ...), living/dining room, bathroom (with walk-in shower, sink, and washing machine, ...), separate toilet, and bedroom (double bed of 140x200). On the second floor there is a large mezzanine with two classic/authentic beds (a double bed (140x190) and a large single bed ('queen-size bed': 120x190), and a sofa bed (140x190) that can be used as an extra (1 or 2 person) bed. There is also a collapsible baby/children's bed (up to 15 kg). The house also has optional WI-Fi (via 4G rooter and data bundle) and satellite TV (French speaking package). The house is well insulated and the windows and sliding door have shutters with which you can keep the house cool. There are also two fans for cooling.
Outside: The house has a large terrace and is located on the south (with many hours of sunshine) and the whole plot is fenced. On the terrace there is a dining table with 6 chairs and a lounge set. Furthermore, from June to September you can use a self-sufficient (= pump with timer) above-ground swimming pool (dimensions: length x width x height = 4x2x1m). There is the opportunity to park two cars on site. The terrain (garden and terrace) has strong differences in height and is therefore less suitable for people with reduced mobility and small children.

Location and surroundings.
The house is located in the Cévennes (in the Gard department and at the crossroads with the departments of Lozère and the Ardèche). This region is characterized by the varied and unspoiled landscape with mountains (including Mont Lozère), vast forests, grassy plains, streams, imposing river valleys with caves and deep gorges, and the countless picturesque small villages (the Cévennes is on the UNESCO World Heritage List). In the immediate vicinity of the house there are the villages of Concoules (5 km), Génholac (10 km) and Villefort (10 km; with, among other things, a large lake and a beach). The location is also ideal for green tourism and sporting/adventurous outdoor activities such as hiking (with a donkey), cycling/mountain biking, climbing, canoeing, canyoning, and horseback riding.

Other information/details:
  • Minimum stay is one week and maximum (consecutive) stay is three weeks.
  • For reasons of tranquillity, this accommodation is not rented to (groups of) young people.
  • Organizing parties is not allowed.
  • It is a non-smoking holiday home! Smoking is not allowed, not in the house and not on the private property (due to possible fire hazard). 
  • Pets. In consultation, a maximum of 1 pet (dog) is allowed. Surcharge: €25 per week.
  • Bed linen can be ordered (see 'rates and additional costs'), but please bring your own kitchen linen and bath linen (towels).
  • The terrain (garden and terrace) has strong differences in height and is therefore less suitable for people with reduced mobility and small children; The accommodation is also not suitable for people who have to use a wheelchair. 
  • The last part of the access road to the driveway of the house is narrow (sharp short bend), and therefore difficult for larger vehicles such as camper, caravan and larger bus.

Explanation of the prices & cancellation policy

Prices & Costs

Price includes:
  • Electricity up to max.125 kwh per week (in case of exceeding this, an additional settlement of consumption (0.22 p/Kwh) applies via the deposit.
 Price does not include:
  • Deposit: 300 euros per stay
Mandatory extra costs:
  • Final cleaning: € 95,- 
  • Tourist tax: set by the Gard department; This is approx. 1.47 euros per person per night (see calculator: Taxe de séjour Communauté de Communes Mont-Lozère (3douest.com).
Optional extra costs:
  • Bed linen (incl. making beds): € 25 per bed.
  • Wifi: via 4G router with data bundle. Prices data bundles (= fixed prices of provider): 1 GB = 8 euros; 5 GB = 35,- euro; 10 GB = 70,- euro). 
  • Electricity use when the limit is exceeded (see above).

Payments of rent and deposit
  • Deposit: 50% of the rental price must be paid at the time of booking.
  • Deposit to be paid within 5 days after the acceptance of the booking
  • Remaining payment must be made no later than 30 days before the arrival date.
  • The deposit (30% of the rent) must be paid no later than 1 week before arrival date.
  • The (remaining) amount of the deposit will be refunded no later than 1 week after the day of departure. Of course, the deposit will be fully refunded in case of cancellation.

Cancellation

If, for whatever reason, the tenant is unable to accept the rented property on the agreed date, he must immediately notify the landlord by email.

The landlord will charge the following amounts, depending on the date of written cancellation by the tenant, in the event of cancellation:
  • More than 3 months before the start of the rental period: free of charge.
  • between the 90th and the 60th day before the start of the rental period: 25% of the rental price.
  • between the 59th and the 30th day before the start of the rental period: 50% of the rental price.
  • less than 30 days before the start of the rental period: 75% of the rental price
  • On the start date or during the rental period: 100% of the rental price.
