Air-conditioned villa with large swimming pool (10x5 meters). Both the villa and the terraces and the pool have a spectacular 180 degree sea view of the bay and of Saint Tropez. This villa is also suitable for disabled people (wheelchair) and small children because the living room, kitchen, bedroom, terraces and swimming pool are on the same level and have no thresholds.

Our fully detached villa with large garden of 2,000 m2 is located on the coast of the Cote d'Azur with beautiful 180 degree views of the bay of Saint Tropez. This villa has no direct neighbors and offers 100% privacy. Large swimming pool, completely private (not overlooked of the surroundings), very quiet area, several terraces, fireplace & barbecue and parking for 5 cars on its own lockable property. This villa has the living room, TV room, kitchen, outdoor kitchen, terraces, swimming pool and 1 of the 4 bedrooms on the same level (ground floor) and are all facing south-west so sun all day long.
90% of the villas do not have this and are in the shade in the afternoon.

Location of our villa:
The villa is located on the seafront of Les Issambres next to Sainte Maxime and opposite St. Tropez. Sainte Maxime is one of the nicest places on the CoteAzur. It has an exceptionally large number (300 per year!) of sunny days and has a particularly favorable climate. Ste Maxime is best known for its fine sandy beaches (La Nartelle), cozy harbors and bustling boulevards. Due to its central location, all famous places of the Côte d'Azur are easily accessible. There are also vast and unspoilt nature reserves for endless walks and many rivers for canoe trips. In addition, there are 8 beautiful golf courses in the area.

Description:
The Provencal villa called "Xenia" was built in 1967 and is located in a very quiet residential area, +/- 1750 m from the beach and the cozy harbor of Les Issambres. From this port there is a direct boat connection to Saint Tropez (12 minutes). The beach, the village and the marina are 1.4 km as the crow flies.
Next to the living room you will find the dining room and the TV room which are decorated in Provencal style.
From the patio doors (become sliding doors) of the dining room you have access to the outdoor kitchen with fixed BBQ and the terrace. In the utility room are the washing machine, an ironing board and a vacuum cleaner.
This villa has 4 bedrooms, 3 bathrooms and an amazing view of the bay of Saint Tropez.

The dining table is suitable for 8 people. Large LCD TV and wifi (fiber optic !!) are available. From the living room there is access to the terrace and swimming pool (10x5 meters) from where 180 degrees view of the bay.
The new kitchen will be equipped with an 80 cm induction hob with integrated extractor system, dishwasher, microwave, convection oven, American double-door refrigerator, nespresso coffee machine and new blender. 
The villa has 4 bedrooms, 3 bathrooms and a total of 5 toilets. All rooms (4x bedrooms + living room) have new air conditioning (see photos).
The layout is as follows; 1 bedrooms on the living room and 3 bedrooms on the upper floor. 2 of the 4 bedrooms have breathtaking sea views.

Outside
The plot is approximately 2,000 m2 in size and offers complete privacy because the adjacent plots are also our property and are not / will not be built on.
On site there is space for parking more than 5 cars.
From the living room, dining room, kitchen and TV room you walk directly onto the terrace. The terrace flows over to the swimming pool.
The dimensions of the pool are 10 x 5 meters and has an outdoor shower.
Outdoor dining table for 8 people and equipped with a large fixed bbq.
The swimming pool + terrace + living room are located on the South-West and have sun all day.
Upon arrival you will be welcomed by our Dutch hostess. She will give you a tour and make sure that you can find everything and that you feel right at home.
