Situated on a private, elevated and secluded holiday estate, 'Le Sorbier' our spacious single storey 3 bedroom, 2 bathroom villa is less than a kilometer from the market town of Chalais, in Charente, in the south -West of France. It can accommodate 6 people and is ideal for holidays with family or friends. We also rent it out on weekends (3 night minimum stay) to accommodate guests attending weddings in the area.

The house is spacious, bright and modern in style. Outside there is an enclosed garden with a heated swimming pool with alarm, a covered area for outdoor dining and a terrace with barbecue. The estate offers the added benefit of a play park for little ones, use of the on-site tennis courts and use of shared bicycles. You can walk or cycle to the nearest town, Chalais. By car, it will take about 3-5 minutes. Chalais has a station where trains run between Angoulême, Coutras and Bordeaux. Angoulême, 45 minutes by car, has a TGV station and you can be around 2 hours from the capital Paris.

The Charente region is known for its second best climate in France (after the south of France) and you will find vineyards on your doorstep. Local wine tasting tours can be organized to taste local Pineau, various red and white wines, and sparkling wines.
The area benefits from beautiful rolling hills and valleys, small French villages and market towns, local freshwater lakes with sandy beaches (Etang Vallier, Aubeterre sur Dronne, St Aulaye), all within a short driving distance. car from the estate where your villa is located.
A 13-minute drive away you will find the Circuit de Haute Saintonge, famous for its motor sports, motorcycle racing and karting.

Further afield: Visit the bustling cosmopolitan city of Bordeaux (1 hour) and the wine town of St Emillion (50 minutes) - a perfect day trip, a true wine connoisseur's paradise. The Atlantic beaches (Royan, St Palais sur Mer, St Georges de Didonne) are approximately 90 minutes by car. It takes around 2 hours to visit La Rochelle.

We are a Parisian family and we bought Le Sorbier in 2023 after spending vacations there during the summer.
Coming from a very active city, we love the calm and beauty of the Charente countryside, its mild climate, the proximity
from Paris (5 hours) and easy access to cities like Bordeaux and Angoulême.

Explanation of the prices & cancellation policy

Cancellation Policy
If the tenant wishes to cancel the booking for any reason, they must always confirm this by e-mail to the landlord (even if this has already been communicated to the landlord by telephone, for example). The landlord will charge the following amounts, depending on the date of the written cancellation by the tenant:
- Cancellation more than 2 months (60 days) before the start of the rental period: free of charge
- Cancellation between the 59th and 30th day before the start of the rental period: 50% of the rental price
- Cancellation less than 30 days before the start of the rental period: 100% of the rental price.
For the deposit of €500, the conditions are the same.
The amounts will be refunded within 14 days.
If the tenant does not inform us that they will no longer use the rented property before the rental start date or during the rental period, the full rental price is due.
