Holiday home Ljusadal is very quietly located.
From Ljusadal you can make hours of cycling or walking tours.
The many lakes (more than 200) invite you to go on trips by canoe, rowing boat or even motorboat.

The property:
On the ground floor:
- at the back entrance hall with underfloor heating, separate toilet
- fully equipped kitchen
- dining area
- Living room: wood stove, smart TV
- cozy sun-facing veranda with sliding windows
- bathroom with underfloor heating, sink and walk-in shower
- bedroom with 2x single beds (2 beds of 90x200)

Floor:
- 2 bedrooms with 2 beds of 80 by 200 each, these bedrooms are accessible via separate stairs.
(fitted sheets and duvet covers for 1-bed required)

Front:
- a spacious and south-facing wooden terrace with garden furniture.
- there is a grill area in the garden
- in the garden there is a private sauna, hot tub, changing room with toilet, use for all this is 40€ pp/stay to be paid on the spot (the hot tub is not available due to freezing temperatures from 1/12-1/03)

No pets allowed.
No smoking in the house and the whole property.
According to Swedish tradition, no footwear in the house.

December to February you can make free use of the sauna (excluding wood) for a stay of one week or more.

Explanation of the prices & cancellation policy

Fixed costs are:
Security deposit: 250€

Electricity: 0.40€ per 1 kWh

Wood: 7€/60 liters

Possibility of:(pay on the spot on arrival)

Final cleaning: 110€ (if you check out before 9 am, cleaning is mandatory by us)

Bedding: fitted sheet + duvet cover : 18€ pp

Linen package: bed linen pp, 1 large and 1 small towel pp, 2 kitchen towels and 1 dishcloth per stay = 25€ per person

Internet: 20GB(20€) 100GB(30€) 200GB(40€)

Sauna: if you wish to use : 40€ per person per stay. Hot tub not in use from 1/12 to 1/03. If you book for a short period or last minute, we cannot guarantee that the hot tub will be available during your stay.
Wood for sauna and bath tub: 7€ per bag/box. (only the owner's wood is allowed)

There is the possibility to rent bicycles (ask us for more info)
We have 1 women's bike and 1 men's bike, 2 mountain bikes (26 inch, 28 inch), 2 mountain bikes for 8-12 years (24 inch), 2 children's bikes for 7-9 years (20 inch), 1 bike for 5-7 years (16 inch)
The necessary children's helmets are also provided (under the age of 15 it is mandatory to wear a helmet in Sweden).
Price: 35€ per bike/stay.

A reservation is only accepted after a deposit of 40% of the rent and this within 5 working days.
The remaining amount of the rent + deposit must be paid no later than 90 days before arrival.
For bookings made within 3 months before your stay, the payment is made once.

– In case of cancellation:
* no refund on the deposit
* In case of cancellation from the 90th to the 60th day before the start of the stay, the cancellation costs are 50% of the travel sum.
* In case of cancellation from the 60th day to 1 day before arrival, the cancellation costs are 90% of the travel sum.
