Holiday home Ljusadal is very quietly located.
From Ljusadal you can take hours of cycling or walking tours.
The many lakes (more than 200) invite you to take trips by canoe, rowing boat or even motor boat.

The house :
On the ground floor:
- rear entrance hall with underfloor heating, separate toilet
- fully equipped kitchen
- dining area
- living room: wood stove, smart TV
- cozy sun-facing veranda with sliding windows
- bathroom with underfloor heating, sink and walk-in shower
- bedroom with 2x single beds (2 beds of 90x200)

Floor:
- 2 bedrooms, each with 2 beds of 80 by 200, these bedrooms are accessible via separate stairs.
(fitted sheets and duvet covers for a single bed required)

Front:
- a spacious, south-facing wooden terrace with garden furniture.
- There is a grill area in the garden
- in the garden there is a private sauna, hot tub, changing room with toilet, use for all of this is €40 pp/stay, payable locally ( the hot tub is not available due to freezing temperatures from 1/12-1/03)

No pets allowed.
No smoking in the house and grounds.
According to Swedish tradition, no footwear in the home.

Wood : 7 €/60 l

From December to February you can use the sauna (excl. wood) for free for stays of one week or more.

We are Pascale and Steve and in 2014 we took the step to emigrate from Belgium to Sweden.
We rent out 2 holiday homes, Ljusadal and Johannesdal and a tiny house.

Explanation of the prices & cancellation policy

Fixed costs are:
Security deposit: 250€
Electricity: 0.40€ per 1 kWh
Wood: 7€/60 liters

Possibility of:(pay on the spot on arrival)
Final cleaning: 110€ (if you check out before 9 am, cleaning is mandatory by us)
Bed linen: fitted sheet + duvet cover : 18€ pp
Internet: 5GB(10€),20GB(20€),100GB(30€)
Sauna: if you wish to use : 40€ per person per stay. Hot tub not in use from 1/12 to 1/03. If you book for a short period or last minute, we cannot guarantee that the hot tub will be available during your stay.
Wood for sauna and bath tub: 7€ per bag/box. (only the owner's wood is allowed)

There is the possibility to rent bicycles (ask us for more info)
We have 1 women's bike and 1 men's bike, 2 mountain bikes (26 inch, 28 inch), 2 mountain bikes for 8-12 years (24 inch), 2 children's bikes for 7-9 years (20 inch), 1 bike for 5-7 years (16 inch)
The necessary children's helmets are also provided (under the age of 15 it is mandatory to wear a helmet in Sweden).
Price: 35€ per bike/stay.

A reservation is only accepted after a deposit of 40% of the rent and this within 5 days.
The remaining amount of the rent + deposit must be paid no later than 90 days before arrival.
For bookings made within 3 months before your stay, the payment is made once.

– In case of cancellation:
* no refund on the deposit
* In case of cancellation from the 90th to the 60th day before the start of the stay, the cancellation costs are 50% of the travel sum.
* In case of cancellation from the 60th day to 1 day before arrival, the cancellation costs are 90% of the travel sum.
