Villa de la Luna - General

The villa is located on top of the hill in Ciudad Quesada, Rojales. The villa consists of a main residence (four people) on the ground floor and a guest house/apartment (two people) at the same height as the lower private pool. The entire villa is equipped with air conditioning, electric heating and wifi. The proceeds of the solar panels on the roof are used as much as possible, so that we do not burden the environment unnecessarily. The main residence also has a modern gas fireplace.


Due to its location on a hill, the view (including the golf course below) is magnificent. The total plot is approximately 600 m2 in size and because the villa is detached, you have a lot of peace and space.


The villa has a beautifully landscaped garden with palm and olive trees. There are also several terraces around the villa, so there is always a sun or shade spot available.


The garden and swimming pool are attractively lit, so that you can also enjoy the outdoors in the evenings.


The swimming pool is wonderfully free and is 8 by 4m in size. If desired, the pool can also be heated in spring or autumn (at an additional cost).


Rental


The main residence is only rented exclusively (so not at the same time as the apartment), so that you always have the private use of the entire garden and swimming pool. The apartment will be either exclusive

rented out or simultaneously with the presence of the owner.


Villa de la Luna - Main residence


The main residence has a very spacious living room of approximately 60m2 with an open kitchen. The living room has a modern spacious sitting area with a large sliding door and balcony, overlooking the hills. This sitting area is separated from the spacious dining or work area by a gas fireplace/room divider, consisting of a spacious table with 6 chairs and has a beautiful view of the front terrace. The modern kitchen has a large cooking island. In terms of equipment, it is equipped with an induction hob, wine climate cabinet, Jura coffee machine, dishwasher, refrigerator, separate freezer and combi oven. Adjacent to the kitchen, there is a large dining table with six chairs and a view of the garden and pool.


The main residence has two bedrooms and two bathrooms. One bedroom has a double bed (box spring) and a large chest of drawers. The other has two single beds and a built-in wardrobe.

Both modern bathrooms have a (walk-in) shower, toilet and washbasin.


The garden has beautiful terraces. Attached to the house is a covered terrace, a terrace adjacent to the kitchen and an intimate terrace near the sitting area. In addition, a beautiful pergola has been built at the front of the

the house, which thus creates a sheltered terrace of approximately 15 m2. You can also sit in the front garden under the olive tree or on the side terrace with lovely round rocking chairs. And of course the private swimming pool, where various sun and lounge furniture are located. Finally: the beautiful view from the spacious roof terrace is not allowed here

Environment


Rojales and Guardamar

Rojales is an authentic Spanish village with a nice center located on the river La Segura. The urbanization Ciudad Quesada, where the villa is located, is part of this village and is located on a hill overlooking the Marquesa golf course. Both in the center of Rojales and in the urbanization there are several restaurants and cozy

Nightlife. The seaside resorts of Guardemar and La Marina are 10 and 15 minutes drive away respectively and have several beautiful wide, white beaches and a lively boulevard with various bars and restaurants.

Strand

Guardemar has several beaches such as Playa Centro on the promenade and Playa El Rebollo at La Marina. A visit to La Mata beach, on the way to Torrevieja, is definitely worth it. A little further away, but beautiful is the beach of Cabo Roig, near La Zenia.

Due to the number of beaches and the width of the beaches, it is never too busy, even in the high season. So you always have a choice between quieter beaches and more activity.


Cities

Nearby are the cities of Alicante, Murcia and Cartagena. All three cities have a historic center and can be combined well with cultural trips, terraces and beach (Alicante and Cartagena).


Golf courses

Nearby and within walking distance is the La Marquesa golf course. In the entire area to about 30 minutes drive, are several golf courses such as La Finca and Las Colinas.

We accidentally stumbled upon our dream villa in the typical Spanish town of Rojales in early 2009.

It was love at first sight! This love and our love for Spain have led us to buy our dream villa.
After much deliberation, we decided to rent out our villa and the guest house/apartment as well.

Explanation of the prices & cancellation policy

RENTAL
The main residence is only rented exclusively (so not at the same time as the apartment), so that you always have the private use of the entire garden and swimming pool. The apartment is either rented exclusively or simultaneously with the presence of the owner.
The jacuzzi / Spa is not part of the rented property.

POOL HEATING
In consultation with the landlord, the swimming pool can be heated at an additional cost (please notify in advance).

CANCELLATION
The tenant is entitled to cancellation in writing against payment of the following cancellation costs to the landlord:
- in the event of a cancellation more than twelve months before the commencement date, 10% of the basic rent;
- in the event of cancellation within twelve to six months before the commencement date, 30% of the basic rent;
- in the event of cancellation within six and four months before the commencement date, 70% of the basic rent;
- in the event of cancellation within four and two months before the commencement date, 80% of the basic rent;
- in case of cancellation within two months before the commencement date, 90% of the basic rent.
