1. DEPOSIT –  Booking is final after payment of 200 euros deposit/deposit within 10 days.

2. PAYMENT – The remaining amount must be paid 2 months before the booking period. 

3. RENTAL PERIOD -: The tenant can enter the house on the day of arrival from 14:00 and leaves the house on the departure date before 11:00 or by appointment.

4. CANCELLATION - In case of cancellation 8 weeks before the start of your rental period, the refund of the deposit will expire. In case of cancellation within a period from 8 to 4 weeks before the start of the rental period, 75% of the rent is due. In the event of subsequent cancellations, the entire sum is due. You can insure yourself for these costs by means of cancellation insurance. If you want to change rental dates due to circumstances, this is negotiable subject to availability within the year.

5. BED AND BATH LINEN - Bed linen, towels and all normal household items are provided. The towels and linen must not be used outside the house or other than for household hygiene. You must bring your own beach towels.

6. ABUSE - The landlord has the right at all times to deny access to everyone and to terminate the rental agreement if it appears that the tenant does not live in the holiday home properly or use it for purposes other than holiday accommodation.

7. SECURITY DEPOSIT – The security deposit will be refunded after the owner has received the bill from the water and electricity company and our housekeeper has inspected the holiday home. This is done at the end of the month following the stay.


8. HOUSE RULES 

- Casa Mariposa is quietly located and is quiet in the evening. Tenants are expected to observe the silence and to treat it with respect for the other residents. 
- Smoking is only allowed on the outdoor terraces.
- Barbecue on the terrace is prohibited.
- Please also read and respect the house rules at the pool.
- Pets are not allowed
 
9. WATER & ELECTRICITY - are included in the rental price. All extreme consumption of electricity is borne by the tenant. Please use energy as responsibly as possible. This means: switch off everything when you are away, only run the air conditioning with closed windows and windows, ventilate rooms sufficiently and shield them from the sun in summer heat.

10. GUESTS - The house can only be occupied by the number of people agreed with the landlord. The Spanish legislator asks that the identity data of the guests be communicated to the landlord in advance. It is not allowed to sleep on the sofa, floor or tables. The accommodation is intended exclusively as a holiday accommodation, and all guests will therefore leave the accommodation at the end of the agreed rental period.

11. THEFT - The landlord is not liable for theft or loss of valuables in the apartment. 

12. INSURANCE -  Please report damage to the house immediately to the landlord. In the event of a fire due to unauthorised activities (indoor smoking/barbecue, etc.), the tenant is liable.


13. FINAL CLEANING - The final cleaning takes place after the departure of the tenant. The costs for this are included in the rent. If the house is unusually filthy after the tenant's departure, the additional cost of this final cleaning will be charged. Upon departure, you are expected to do the dishes and leave the apartment in a broom clean and tidy state. The garbage must be deposited in the appropriate containers outside the apartment building (garage entrance) and all used items will be returned to their original location. You can deposit the used bed and bath linen on the floor in the bathroom.


15. LIMITATION OF LIABILITY

The owners cannot be held liable by the guests for:

- Loss of holiday enjoyment or additional costs incurred as a result of any delay or changes to flights, travel arrangements or other services that are beyond the control of the owner.
- Any loss, damage or inconvenience resulting from adverse weather conditions, strikes, riots, or other matters beyond the control of the owner.
- Any damage or compensation, other than the refund of the payments already made, due to the inability to deliver the accommodation.
- Any loss of or damage to motorized vehicles and/or their contents.

Although the owner will make every effort to correct any defects in the accommodation, household appliances or other equipment as soon as possible, guests acknowledge that due to the limited rental period, it may happen that a repair or replacement is not possible in time. In such a case, the owner will not be held liable for any inconvenience suffered
