We proudly present you this unique rural villa in Sesmarias, located between the touristy Carvoeiro and the picturesque fishing village of Ferragudo. The Portuguese-style house is located, together with four other villas, on a dead-end country road. Quiet and spacious, yet within walking distance of a supermarket, nice restaurants and shops. With golf courses, beautiful beaches, and other amenities nearby, it is perfectly located.

This attractive house is located on an urban plot of 980 m2. To ensure privacy, a second plot of 1390 m2 has been purchased by the current owner. Currently there are many olive trees and a jeu de boules court.

Layout
You enter the fenced plot through the beautiful white wrought iron gate. Here is a carport and enough space to park several cars.
You enter the hall through the front door. Here you will find the door to an (extra) bedroom, the door to a guest toilet/bathroom and the patio doors to the spacious extended living room. Upon entering the living room, you immediately notice the beautiful view of the garden, the swimming pool and the surrounding area.

The southeast-facing living room has a tiled floor with underfloor heating and a fireplace with a gas fireplace. This makes it pleasant to live here in both winter and summer. The many full-width windows and sliding doors make it a bright living room.

The two large bedrooms are located on either side of the living room. These both have an adjacent new bathroom with walk-in shower and toilet. These bedrooms are air-conditioned and each have large built-in wardrobes. The sliding doors with mosquito nets and slatted shutters also provide access to the veranda on the pool side of the house.

There is also access to the kitchen via the living room. With a large window there is a view from the kitchen of herbaceous plants and fruit trees on the side of the house. The kitchen is fully equipped and has plenty of cupboard and storage space. Adjacent is the utility room with a washing machine and dryer. The stairs to the roof terrace are also located here. From here there are beautiful views over the additional plot of 1390 m2 and the rural surroundings with even some sea views.

The villa has a full-width veranda on the southeast side. Here, seen from the living room, is a small terrace on the right and a large cozy covered outdoor area with fireplace, pizza/bread oven and BBQ on the left. Here is a fixed bench with Portuguese tiles with Algarve-style lamps above. This space has two retractable screens, which can be used as shelter during chilly or windy evenings.

An irrigated and well-maintained garden surrounds the house. There are succulents, fruit trees and colorful plants and flowers. There is maintenance-free artificial grass around the large swimming pool.

The lovely garden has plenty of shade, a sandbox for the little ones, sunbeds and a hammock to enjoy your holiday. Adjacent to the terrace is an open but sheltered outdoor shower.

Explanation of prices

If, for whatever reason, the tenant cannot, does not want to or will not accept the rented property on the agreed date, he must immediately inform the landlord of this. A telephone notification of this must always be confirmed in writing or by email to the landlord.

If the tenant cancels the agreement in the period up to 6 weeks before the start date of the rental period, he will still owe 30% of the rental price; in case of cancellation up to 4 weeks 40% and from 2 weeks until the start date of the rental period 50%.

If the tenant only announces on the start date or during the rental period that he or she will no longer use the rented property, he will still owe the full rental price.
