The property, a prestigious country house surrounded by the greenery of Umbria, is located just outside the village of Fratta Todini, a small village 10 km from the city of Todi and 35 km south of Perugia.
It will be rented out for the first time from the end of 2024.

The villa is in a quiet location with panoramic views of the surrounding hills. The entire property is for the private/exclusive use of the tenant (not shared with other holidaymakers or owner). It is surrounded by a large and well-kept garden and many trees (excellent for natural shade).
It features an outdoor swimming pool (21x8), a football pitch, lawn with volleyball net and ping pong table. There is an outdoor dining area overlooking the pool, barbecue and a wood-burning oven.

There are a total of 6 bedrooms for up to 14 sleeping places. To the left of the villa there is a large gazebo with panoramic views of the pool and surrounding hills, it is equipped with tables and chairs for outdoor dining. For cooking, a barbecue and a wood-burning oven are also available. It is also possible to eat together in the dining room next to the kitchen.

Supermarket, butcher, bakery, pharmacy are all available 800 meters from the villa. If you like to buy food from local farmers, we recommend Fattoria Luchetti for meat and farmer Alessandro Ricci (at Papiano) for fruits and vegetables. Recommended nearby restaurants: La Fonte (4 km), Ristorante la Mulinella (15 km).
For an evocative location in the middle of the Umbrian countryside, we recommend L'Altro Relais. There are public tennis facilities in Casalina (clay courts), Collazzone (synthetic), Marsciano and Todi.
The villa is located in an ideal location for visiting Umbria. The characteristic villages of Spello, Spoleto, Montefalco, Amelia, Narni and Orvieto can all be reached with pleasant day/half-day trips. We also recommend the Marmore Falls, the highest waterfalls in Europe.

Ground floor:
Large entrance with a separate kitchen on the right with table, chairs, fireplace, TV corner. The kitchen is equipped with a large oven, refrigerator, washing machine, microwave, nespresso and toaster. To the left of the entrance a dining room with table and chairs for 14. On the same floor there is a bathroom with toilet and shower.

First floor:
2 bedrooms (for both you can choose a double bed or 2 single beds... according to your preference), a room with a fireplace and a small table, ideal for tea time, a living room with fireplace and a sofa for 5, a bathroom with shower and toilet.

Second floor:
Double bedroom + 2 single beds with en-suite bathroom with shower/WC. Suite with small living room with sofa, double bedroom and bathroom with shower/WC. Bedroom with 2 single beds (or double bed), double bedroom and bathroom with shower.
