The villa is located in the heart of Umbria, surrounded by unspoiled nature. It is located in a very quiet area, where you can relax in any season, near the small villages of Montecastello di Vibio and Fratta Todina. The famous Umbrian city of Orvieto is 30 km away, Todi 30 km and Perugia 45 km. The regions of Orvieto and Montefalco are also known for their vineyards and beautiful villages such as Montefalco, Bevagna and Civita di Bagnoregio. Perugia Airport has flights to/from London, Rotterdam, Charleroi, Barcelona and others.
The house has its own private garden (fully fenced with entrance gate) with swimming pool. There is also a large panoramic terrace with a hot tub for 6 people, which can also be used in bad weather. The entire property is for your private use and is NOT shared with other persons or owner. It has been recently renovated and equipped with all modern comforts and all bedrooms have air conditioning. The pool area is equipped with sun loungers, umbrellas and an outdoor shower. Next to the pool is a large gazebo with a fully equipped kitchen, barbecue and a dining table for 8 people. The outdoor area also includes a breakfast table in the shade of the olive trees and a comfortable lounge set (for a delicious aperitif at sunset). or maybe you prefer the terrace with jacuzzi).
The villa has two floors: on the ground floor there is the living/dining room with kitchen (equipped with refrigerator, dishwasher, stove, oven and coffee maker), a dining table for 6 people and a sofa. On the same floor you will also find a bedroom with a double bed and a bathroom with toilet and shower.
On the first floor there is a bedroom with a double bed and an en-suite bathroom (toilet and shower), a bedroom with two single beds, another bedroom with a double bed and a shared bathroom with shower and toilet. On the same floor there is a large covered terrace with panoramic views, a sofa and a jacuzzi for 6 people.
A cot and high chair are available on request. Free Wi-Fi is available. The last 2 km to the house is unpaved road so not so suitable for sports cars, other low cars or caravans.
The nearest supermarkets are in Montecastello di Vibio or Fratta Todina, 10 and 12 km away. Smaller shop 5 km away in Ripalvella. The nearest restaurant is Fattoria Monticello, a 10-minute drive away. Other recommended restaurants: Degosteria Villa Bucher (restaurant & vineyard at 10 km), Adagio Ristorante (at 10 km in the old town of Montecastello di Vibio) and La Torraccia Pizzeria just outside the old town with panoramic views, La Locanda del Borgo at 11 km in the village of Rotecastello.

Electricity is charged according to consumption: the average consumption is 10 euros per day without air conditioning and 15-20 euros with air conditioning, plus the cost of charging the electric car if used.
