The house is located 1500 meters from the charming village of Montecchio, it is a hilly location with panoramic views. It is an independent house with a fully enclosed garden. The house has its own swimming pool (6x3 meters, depth 1.4 meters) with parasols and sun loungers. The entire property is for the private/exclusive use of the tenant. It can accommodate up to 7 people. There are 4 bedrooms (three with a double bed and one with a single bed) and three bathrooms. On the west side of the house is a covered terrace with table and chairs for outdoor dining. Other table and chairs available for dining by the pool, and a barbecue for cooking. The house has on the ground floor: a well equipped kitchen, dining and living room, 3 bedrooms and 2 bathrooms. Basement (no internal staircase between the two floors): kitchen with dining table/living room, double bedroom, bathroom with shower/WC.
All common household appliances are available: refrigerator, dishwasher, washing machine, coffee maker, microwave, toaster, oven, flat screen TV, wifi internet connection, iron. Cot and high chair available. Parking for 2 cars on the property. In the village of Montecchio there are: bar, bakery, 2 butchers (per one it is also possible to buy ready meals), small supermarket, grocery, pharmacy. There are 3 more supermarkets and other shops in Baschi (11 km). Large supermarket, often open on Sundays, available in Orvieto Scalo, close to the motorway exit. Recommended restaurants: La Perla (in the center of the village of Montecchio, it also has take-away service), Sala della Comitessa (Baschi, 11 km), Casa Vissani (Baschi, 11 km ... high quality but very expensive), Il fontanile ( 7 km from Montecchio). At 10 km it is possible to visit the Falesco winery (visits and tasting from Monday to Friday).
From Montecchio it is possible to quickly reach the main cultural and naturalistic beauties of Umbria, Rome and Northern Lazio, Southern Tuscany (it is 20 km from the Rome-Florence highway, Orvieto exit). Orvieto train station is 25 km away, from the train station it is possible to reach Rome and Florence in about 1h30.

After my master's degree, I worked full-time at our company Casamerina for the rental of holiday homes in Umbria/Tuscany/Lazio. Explanation of the prices & cancellation policy

The property is rented to you only at all times. House, garden, swimming pool are not used by other people.

The swimming pool is open from mid-May to mid-October. Early May and late October in consultation.

Payment terms: deposit 10% of the booking amount. Payment of the balance must be made no later than 60 days before arrival.

Cancellation policy: if the tenant cancels the agreement in the period up to 61 days before the start date of the rental period, he will still owe 10% of the booking amount; in case of cancellation from 60 days 100% of the rental amount. You can also take out cancellation insurance through MICAZU during the booking.

The booking price (basic price+extras+costs to be paid on site) includes:
Bed and bath linen (pool towels not provided)
Consumption of water, electricity, gas (except in the case of heating consumption)
Wi-fi internet connection
Final cleaning

In Umbria, also known as the green heart of Italy, tourism is on the rise because of the unprecedented harmony between nature, antiquities, historic centers and culture. Rural tranquility, good facilities, an inimitable kitchen are the big draw. The region is less touristy than Tuscany and this is a plus for most people who come on holiday in this region. The region is easily accessible by people who come by plane, the nearest airports are Perugia and Rome. It is an ideal starting point to enjoy the tranquility of the surrounding hills and mountains and on the other hand to make at least 40 trips by car to beautiful cities such as Todi, Orvieto, Narni, Spoleto, Viterbo (15 to 40 min.) or Perugia, Gubbio, Spello, Assisi, Tuscania and Tarquinia on the coast with a magnificent small museum of Etruscan art and Etruscan tombs with 2300 year old frescoes (60-75 min.) or a little further north the Etruscan city remains in Volci. In addition, in the immediate vicinity there are numerous charming - originally medieval - villages that are increasingly being restored for weekend and summer tourism: San Restituta, Civita di Bagnoreggio, Lugnano, Stroncone, Labro (max. 40 min), Montefranco, Arrone, etc. Also nearby are the vast remains of the Roman city of Carsulae. You can also easily visit places in southern Tuscany by car such as Siena, San Giminiano, Pienza, Cortona, Sinalunga etc. Many tourists visit Rome once or more, by car or by train from the stations of Terni, Narni-Amelia, Orte and Orvieto . And let's not forget the mountains with sometimes beautiful forests, eg Terminillo (up to 2000 meters by car). You can also reach the beautiful lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno in 30 to 60 minutes; with boat trips on both last lakes to the islands. The Mediterranean Sea and the sandy beaches between Tarquinia and Chiarone are about 90 km away (1h20 driving). Near the town of Terni it is also possible to visit the waterfal Marmore (which can be switched on and off due to a reservoir), near the waterfal is a rafting / canoeing / hyrdospeed center.
