The house is located in Umbria 14 km from the city of Todi, 40 km from Orvieto and Perugia (airport), 130 km north of Rome. It is an excellent starting point to visit all of Umbria (Orvieto, Gubbio, Assisi, the waterfalls of Marmore, Montefalco, Bevagna can also be reached by car.

It is a quiet area with beautiful panoramic views. It features a well-kept garden with a 10 by 3 meter swimming pool, all for private use. The depth of the pool is 1.50 meters throughout and it also has hydromassage on one side. The pool area is equipped with sun loungers, table and chairs .At the pool there is a brick oven and barbecue. In front of the house is a large covered veranda with table and chairs.

The house can accommodate up to 6 people. The whole property is on the ground floor and there are no stairs, so it is also suitable for people with walking difficulties (the house is not suitable for wheelchair users.
On the ground floor there are: living/dining room with kitchen, bedroom with double bed, air conditioning and en-suite bathroom (toilet/shower), another bedroom with double bed and air conditioning, another bathroom with toilet/shower. on the west side of the building and there is no internal connection to the rest of the house. This bedroom has a double bed and air conditioning. There is no bathroom so bear in mind that those sleeping here have to go 10 meters into the garden to get to the front door of the house. Cot and high chair available on request Broadband Wi-fi internet connection available free of charge.

If interested, it is possible to have extra services on site such as: cook, cleaning service. We also have local contacts for bike and vespa hire, horse riding, wine and food tasting, tours of Umbria and hot air balloon rides.

The nearest restaurant/pizzeria (Al Leone) is 3.5 km from the property. Other nearby restaurants we recommend are Osteria Novecento (5.5 km), Villa Selva (9 km). The nearest winery (cantina Signae) is 12 km away and there are many more around the ancient village of Montefalco (24 km). To do your shopping, there is a supermarket 4 km away that is open every day from 8 am to 8 pm (on Sundays only in the morning from 8 am to 1 pm. Alessandro Ricci (near Papiano) for fruit and vegetables There are also 2 fruit and vegetable shops on the road to Marsciano Hospital at 3 km (hope you don't need it...).

After my master's degree in general economics in June 2002, I worked full-time at our company for the rental of holiday homes. Explanation of the prices & cancellation policy

The house is rented to you alone at all times. House, garden, swimming pool are not used by other people.

The swimming pool is open from mid-May to mid-October. Early May and 2nd half of October in consultation.

The booking price (basic price+extras+costs to be paid on site) includes:

Bed and bath llins+weekly change (pool towels not provided)

Consumption of water, electricity, gas

Wi-fi internet connection

Final cleaning

Payment terms: deposit 30% of the booking amount. Payment of the balance must be made no later than 60 days before arrival.

Cancellation policy: if the tenant cancels the agreement in the period up to 61 days before the start date of the rental period, he will still owe 30% of the booking amount; in case of cancellation from 60 days 100% of the rental amount. You can also take out cancellation insurance through MICAZU during the booking.

Deposit is paid in advance, with the rental price and refunded within 1 week after departure by Micazu. Any damage or missing household goods will be deducted from the deposit.

In Umbria, also known as the green heart of Italy, tourism is on the rise because of the unprecedented harmony between nature, antiquities, historic centers and culture. Rural tranquility, good facilities, an inimitable kitchen are the big draw. The region is less touristy than Tuscany and this is a plus for most people who come on holiday in this region. The region is easily accessible by people who come by plane, the nearest airports are Perugia and Rome. It is an ideal starting point to enjoy the tranquility of the surrounding hills and mountains and on the other hand to make at least 40 trips by car to beautiful cities such as Todi, Orvieto, Narni, Spoleto, Viterbo (15 to 40 min.) or Perugia, Gubbio, Spello, Assisi, Tuscania and Tarquinia on the coast with a magnificent small museum of Etruscan art and Etruscan tombs with 2300 year old frescoes (60-75 min.) or a little further north the Etruscan city remains in Volci. In addition, in the immediate vicinity there are numerous charming - originally medieval - villages that are increasingly being restored for weekend and summer tourism: San Restituta, Civita di Bagnoreggio, Lugnano, Stroncone, Labro (max. 40 min), Montefranco, Arrone, etc. Also nearby are the vast remains of the Roman city of Carsulae. You can also easily visit places in southern Tuscany by car such as Siena, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit Rome once or more, by car or by train from the stations of Terni, Narni-Amelia, Orte and Orvieto . And let's not forget the mountains with sometimes beautiful forests, eg Terminillo (up to 2000 meters by car). You can also reach the beautiful lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno in 30 to 60 minutes; with boat trips on both last lakes to the islands. The Mediterranean Sea and the sandy beaches between Tarquinia and Chiarone are about 90 km away (1h20 driving). Near the town of Terni it is also possible to visit the waterfal Marmore (which can be switched on and off due to a reservoir), near the waterfal is a rafting / canoeing / hyrdospeed center.
