The villa is strategically located just a few kilometers away from Pisa with its famous Leaning Tower, Lucca with its ancient city walls, Viareggio with its beaches and carnival, and Forte dei Marmi with its elegant boutiques and exclusive beaches. Villa Robin is a luxurious and welcoming residence located between the hills of Versilia; A modern villa that is the ideal choice for an unforgettable holiday.

One of the highlights of Villa Robin is the exclusive wellness center with a swimming pool overlooking the lake, a heated hot tub and a sauna. Villa Robin is in a privileged location, just minutes from the enchanting beaches of Versilia and the historic center of Lucca. Pisa Airport is easily accessible, just a 20-minute drive away. In addition, its proximity to Lake Massaciuccoli offers the opportunity to take a short boat ride to reach the famous Gran Teatro Puccini. Don't forget to plan a visit to the Gran Teatro Puccini.

Interior
The villa is spread over two floors. Upon entering, you will find a spacious lobby and a guest bathroom. The ground floor consists of a fully equipped kitchen, perfect for preparing delicious meals during your stay, an elegant dining area and a cozy living room with fireplace, which provides an ideal space for relaxation and socializing. If you are a music lover, you can even play the piano to create a unique and captivating atmosphere inspired by maestro Puccini. On the ground floor you will also find a double bedroom with ensuite shower rooms. There is also a master bedroom with an en-suite bathroom which can only be accessed from the outside, at the back of the property, ideal for a honeymooning couple! A comfortable stone staircase of 18 steps leads you to the upper floor where you will find a master suite with a shower room, a double bedroom and a twin bedroom sharing a bathroom with shower, all with direct access to the terrace and garden.

Outside
Every detail of the villa has been carefully curated, including every corner of the garden, which offers perfect spots for sunbathing and admiring the panoramic views of Lake Massaciuccoli. There are plenty of opportunities to relax, whether you're sitting in the sauna, taking a dip in the pool, or resting in the heated hot tub. The bar and the pergola with comfortable sofas are the ideal place for an aperitif and conviviality, while a dedicated area is perfect for unforgettable lunches and dinners. NB: The heating for the use of the hot tub and the SAUNA must be requested in advance. Due to the changing weather conditions, the "heated hot tub" can only be heated on request.

Swimming pool
The pool area is reached via a stone staircase of 35 steps. The swimming pool overlooking the lake measures approximately 3.5 x 8 meters and a fixed depth of 1.45 meters, with a rectangular shape and a chlorine purification system. On one side of the pool, a 3.5x3.5 metre hot tub is available all year round. NB: The heating for the use of the hot tub and the SAUNA must be requested in advance. Due to the changing weather conditions, the "heated hot tub" can only be heated on request. The swimming pool is open all year round.

Explanation of the prices & cancellation policy

The price includes:

Not included in the rental price: (to be paid at the time of booking)
- Final cleaning (mandatory): € 350
- Late check-in (after 20:00): € 50 (optional)
- Late check-in (after 22:00): € 100 (optional)

The price does not include (mandatory extras) to be paid on the spot:
- Refundable security deposit in cash or by credit card: €2000 per stay
- Electricity: € 0.70 per kWh (on request)
- Tourist tax (mandatory): 1,50€ per person per day
- Heating (on request): € 3.00 per cubic meter
- Jacuzzi (on request): €70 per week

Policy
Rental prices include linen, initial cleaning, gas for cooking and hot water. Electricity and heating are charged extra upon consumption or for a fixed fee. Waste disposal is the responsibility of the customer and must be done in accordance with local regulations. Failure to do so may result in a fine of €100 to €150 at check-out. Upon departure, an inspection of the property will be carried out to ensure that no items are missing and that no abnormal wear and tear has been caused to the property by the tenant (e.g. broken windows, damaged furniture, burnt linen, etc.). Depending on the assessment, the deposit will be refunded. For safety reasons, the use of the wood-burning oven/barbecues must be arranged on arrival and restrictions may apply in accordance with local environmental regulations. Tourist tax is not included in the rental price. Depending on availability, a baby cot and a high chair are usually provided free of charge. Late check-in is possible. After 8:00 p.m., a fee of €50 is required and after 10:00 p.m., a fee of €100 is required. Any late arrivals must be arranged in advance.
