House with private pool southern Tuscany

The property is 4.5 km from the town of Sarteano and 8 km from the town of Chianciano Terme, one of the most popular thermal baths in Italy. It is located between the hills that separate Val d'Orcia and Valdichiana. It is about 600 meters above sea level, so the nights are never too hot. The entire house is for private use and is not shared with any other person. It features a large garden with a 12 x 6 meter swimming pool, depth is 1.45 meters. The pool is fully fenced, the pandi is safe for families with babies/young children. The swimming pool is normally open from mid-May to the end of September (early May and October on request). The villa is surrounded by several trees that provide plenty of shade areas. The villa (recently tastefully restored and furnished) has 2 floors, also with independent but communicating floors, so also suitable for 2 families who want to holiday together but at the same time have some privacy. The 4 bedrooms and the living room / 5th bedroom are all equipped with air conditioning. The ground floor has a kitchen with tables and chairs for 11 people. From this room you have access to 2 bedrooms with a double bed, 1 bathroom with toilet and shower. One of the two bedrooms also has an en-suite bathroom with toilet and shower. From the kitchen you also reach the living room with two sofas for a total of 6 seats. On the ground floor is a second kitchen with table and chairs for 6 people, it is accessible from the living room and also from the garden. The stairs in the kitchen lead to the upper floor. On this floor are 2 bedrooms (one with double bed and one with 3 single beds), bathroom with toilet and shower, living room / 5th bedroom. The living room on the top floor can also be used as a 5th bedroom, there are a single sofa bed and a sofa bed with normal mattress. Unlimited wifi internet connection available. 2 baby cots and 2 high chairs are available. There are several tables and chairs for outdoor dining, one on the northeast side (usually used for breakfast/lunch/dinner) and another on the southeast side (nice for appetizer and dinner, from here you can enjoy a view of the countryside). The outbuilding by the pool is a storage area for the garden furniture. The shed next door can be used to park a few cars in the shade. All necessary shops can be bought in the towns of Sarteano (4.5 km) and Chianciano Terme (8 km). The nearest restaurant/pizzeria (La Lanterna) is 3.6 km from the villa, there are four more in the center of Sarteano. In Sarteano there are supermarkets (the largest is the Coop, open Mon-Sat 8:30-1:00 and from 4 to 8:00 pm), bakeries, confectionery, butchers, fruit and vegetable shops, bars and many others. There is a good restaurant near the Coop supermarket (Il Buco). The weekly market is on Wednesday morning in Chianciano Terme and Friday morning in Sarteano. Tennis court 5 km, horse riding 7 km, golf club 35 km. It is an ideal starting point to visit Tuscany and Umbria. From the property in just 15 minutes drive you are on the highway Rome-Florence. There is a train station in Chiusi (13 km far away), around 1h40 you are in Rome or Florence. The last 1 mile to reach the property is a dirt road. Close to the property there are several trails suitable for walking/hiking and cycling and the property is near the nature reserve of Pietra Porciana. On request it is possible to have extra services such as: cook, full fridge on arrival, extra cleaning during the stay.
