The property is in close proximity to the quaint village of Vicopisano. Villa Verde Tuscany offers a wonderful retreat where guests can relax. The idyllic setting offers breathtaking views of the sunset. Inside, the house features newly decorated interiors that tastefully combine modern comforts with traditional elements, such as the charming wooden beams and trusses that adorn the ceilings.

In addition, Villa Verde Tuscany features a bean-shaped swimming pool, perfect for a refreshing dip during the hot summer months. Villa Verde Tuscany is the ultimate destination for an unforgettable holiday in Tuscany, one of the most fascinating regions of Italy. Its convenient location provides easy access to the nearby coastal areas, as well as to well-known cities such as Pisa, Lucca, Florence, Volterra, San Gimignano, Siena, Carrara (famous for its marble white grotto) and the famous Cinque Terre. The villa is just a few steps away from Villa Pontedera, so in the end it is possible to rent them together and reach 10/12 sleeping arrangements.

Interior
The house is spread over two levels and offers a comfortable and spacious layout. As you enter, you will be welcomed into a cozy living room with fireplace (not active from April to October), creating a warm and inviting atmosphere. The open-plan living and dining areas flow seamlessly into each other, complemented by a corner kitchen that adds functionality and convenience. For added flexibility, there is a comfortable sofa bed, ideal for older children. Conveniently located on the same floor you will find a well-equipped bathroom with a shower. As you step through the two patio doors, you will be greeted by a beautiful pergola, which provides a peaceful place to enjoy your meals while supervising the children's joyful activities in the pool. There is a laundry room on this floor. Heading up, you will go up an open wooden staircase, consisting of 15 steps, which will lead you to the sleeping quarters. The top floor features a quiet sleeping area, consisting of a spacious double bedroom with an en-suite bathroom complete with shower. In addition, there is a charming bedroom with two single beds, also equipped with a private bathroom with a shower. This well-designed layout ensures comfort, privacy, and convenience for all guests, making it an ideal choice for an unforgettable stay.

Adjacent to the living room, you will find a covered terrace, complete with table and chairs, ideal for enjoying delicious alfresco dinners while looking out over the picturesque valley.

Swimming pool
A highlight of the property is the private swimming pool, strategically positioned to capture the stunning views of the Pisa and Livorno hills, as well as the Bientina Valley. The swimming pool, located in the garden just in front of the house and on the same level, has an attractive bean shape and a fixed depth of 1.40 meters. It is lined with blue PVC and is maintained with a chlorine-based purification system. The pool area is carefully decorated with comfortable sun loungers and parasols, inviting you to relax and sunbathe. In addition, you can make use of a convenient shower.

Explanation of the prices & cancellation policy

The price includes:

Not included in the rental price: (to be paid at the time of booking)
- Final cleaning (mandatory): € 150
- Late check-in (after 20:00): € 50 (optional)
- Late check-in (after 22:00): € 100 (optional)

The price does not include (mandatory extras) to be paid on the spot:
- Refundable security deposit in cash or by credit card: €600 per stay
- Heating (on request): €30 per day
- Tourist tax (mandatory): 1,50€ per person per day

Policy
Rental prices include linen, initial cleaning, gas for cooking and hot water. Electricity and heating are charged extra upon consumption or for a fixed fee. Waste disposal is the responsibility of the customer and must be done in accordance with local regulations. Failure to do so may result in a fine of €100 to €150 at check-out. Upon departure, an inspection of the property will be carried out to ensure that no items are missing and that no abnormal wear and tear has been caused to the property by the tenant (e.g. broken windows, damaged furniture, burnt linen, etc.). Depending on the assessment, the deposit will be refunded. For safety reasons, the use of the wood-burning oven/barbecues must be arranged on arrival and restrictions may apply in accordance with local environmental regulations. Tourist tax is not included in the rental price. Depending on availability, a baby cot and a high chair are usually provided free of charge. Late check-in is possible. After 8:00 p.m., a fee of €50 is required and after 10:00 p.m., a fee of €100 is required. Any late arrivals must be arranged in advance.
